Job Summary:
The job responsibility of the facilities manager is to ensure that corporate Krystal Restaurant locations are maintained and operational. The facilities supervisor maintains grounds, buildings, oversees property maintenance & condition of equipment, manages & schedules vendors, manage repairs, and oversite of complete restaurant remodel projects.
Essential Duties and Responsibilities:
- Asses current condition of electrical systems, HVAC systems, plumbing, roof, exterior, and equipment to ensure facility is efficient and in excellent working order.
- Contact & vet new vendors and sub-contractors for property repairs, and maintenance issues.
- Maintain relations with current vendors & subcontractors.
- Create & maintain accurate records of current equipment condition, repairs, and replacement dates and warranty information.
- Create & maintain annual facilities maintenance schedule.
- Ensures facility is prepared and follows safety protocol for emergencies: Fire, Flood, Hurricanes.
- Ensure all equipment are maintained and functioning correctly.
- Initiate solutions for property and building repairs.
- Ensure all maintenance & repair activities align with Krystal's venues plans and specifications.
- Perform site visit, define project scope for needed repairs, contact and schedule vendors, compare quotes for repairs, ensure repair is completed, ensure quality of repair.
- Prepare annual maintenance budget for leadership. Budget should assess cost savings, upcoming deferred maintenance, and upcoming maintenance priorities.
- Track & manage company M&R Cap X budget.

Education and Experience Requirements:
- High school Diploma
- 5 Years' Experience in QSR facilities management.
- Construction experience with project management and construction applications.
- Construction/maintenance schedule creation & management experience.
- Facilities budget creation & management of project specific budget and fiscal facilities budget.
- Broad knowledge & understanding of material applications and finishes.
- Knowledge of commercial restaurant equipment maintenance & applications.
- Track record of managing multiple projects simultaneously.
- Strong customer service aptitude.
- Critical path approach to scheduling maintenance & construction projects.
- Working knowledge of Microsoft XCEL, Word, Outlook, and Project is required.
- Knowledge and experience of troubleshooting water intrusion issues, commercial roofs, HVAC curb & equipment, Ducting condensation & insulation, building envelope, finishes, etc.
- Experience with sanitary sewer systems and grease control applications & maintenance.
- Experience with municipalities, code enforcement, environmental, inspections, signage/zoning and permitting are preferred.
- Experience with FEXA - a computerized maintenance management system.
- Preferably based in the Southeastern US
- Ability to travel 40% to 60% of the time
