PRIMARY PURPOSE
Manages the maintenance and sanitation functions for the campus to ensure the facility, grounds and equipment are safe, clean and well maintained to maximize operational efficiency and effectiveness, while meeting cost control objectives.
DUTIES AND RESPONSIBILITIES
•Supervises the maintenance and sanitation associates with personnel accountability for hiring, training, developing, and motivating to ensure individual and department performance objectives are achieved
•Monitors and manages labor productivity and quality of work to meeting prescribed performance standards, and to ensure all department Key Performance Indicators targets are achieved.
•Ensures technical proficiency of maintenance staff by monitoring staff completion of required training to obtain and maintain required knowledge, skills and certifications.
•Oversees Facilities department expense budget and monitors all line item expenses, including labor, repairs, maintenance contracts and supplies to meet budget expectations
•Assists Regional Facility Manager by overseeing daily progress on execution of large-scale capital projects. Independently manages execution of smaller capital projects.
•Sources and negotiates with vendors for purchase of supplies and services
•Monitors systems and equipment utilization and effectiveness to ensure optimal operating conditions and to minimize downtime due to unanticipated failures.
•Ensures compliance with all regulatory requirements and internal standard operating procedures. Maintains all required records and documentation for certify compliance.
•Creates and maintains a culture within the department focused on safety and sanitation conditions. Actively participates in leading or supporting safety programs and initiatives at the campus.
•Manages parts inventory and ensures proper controls to purchasing and minimize holding costs.
•Motivate team to work safely and maintain a clean and organized maintenance shop.
•Coordinate response to unforeseen emergencies.
•Technical skills in electrical, mechanical and hydraulic systems repair, industrial refrigeration and forklift maintenance.
•May require knowledge of conveyors and pick-to-light technology and systems.

•Excellent interpersonal skills with strong communication skills, both written and verbal.
•Strong organizational skills.
•Skilled at planning, organizing and directing programs to support operational requirements.
•Must be flexible with schedule and hours to oversee and respond to the needs of a 24/7 operation.
•Adhere to all regulatory requirements
PREFERRED REQUIREMENTS
•Supervise or manage multiple tasks and shift priorities in fast pace environment
•Communicate and complete required record keeping functions
•Articulate and align associates with department and business goals
•Work needed schedule to perform assigned duties
•Ability to work in a –5 degree to 90+ degree Fahrenheit environment (temperature varies within each department) for long periods of time
•Work in a warehouse environment with varying conditions (i.e. cool temperatures, concrete floors, powered industrial trucks)
•Read and understand written and numeric product identifiers
•8-10 years in facility maintenance, including 2-3 years in a leadership role.
•Associates degree or advanced specialized training in facilities management and/or related technology.
