Estimator/Preconstruction Manager

Essential Duties and Responsibilities - Other duties may apply.

Create purchase orders for new home building starts
Assist with invoice approvals and draw requests
Create house budgets for starts.
Maintain cost reports tracking budget versus actual spent and work in place
Source new contractors for competitive pricing on future starts
Implement preconstruction activities for site development and housing starts including utilities and permits.
Establish contractor bid scopes by cost code to accompany bid requests
Input option changes for spec home sales.
Assist in developing new community specifications and new project budgets
Utilize current company software for estimating, budgeting, and purchase orders
Report to the Director of Operations

Skills, Abilities, and Knowledge preferred:

Strong blueprint reading skills
Ability to prioritize and work on multiple tasks or projects
Strong organizational skills
Knowledge of building codes as they affect building materials
Ability to work with a team to complete projects in expected timelines
Critical thinking skills to solve problems
Even temperament able to communicate with contractors and team members

Education and Experience Requirements:

HS Diploma or GED required.
Bachelor’s degree in construction management preferred.
Experience in multifamily construction, multi-story apartment building or condominium purchasing/estimating also preferred.
5 years’ purchasing experience in construction
Proficiency at reading architectural, structural and MEP plans.
Ability to use construction management software. Knowledge of Builder Trend a plus.
Must have transportation and valid driver’s license.
