About the Role:
As the CBRE Due Diligence Manager supporting, The Church of Jesus Christ of Latter-day Saints account, you will be responsible for overseeing the due diligence of properties for the client in North America and evaluating the suitability of properties targeted for acquisition.
This job is part of the Brokerage job function. Brokers are responsible for the buying, selling, and leasing of commercial, office, and residential properties on behalf of clients for occupation.
What You’ll Do :
+ Oversee third party vendors in conducting due diligence assessments for real estate transactions, including Phase I Environmental Site Assessments (ESAs), Phase II subsurface investigations, ALTA Surveys, Property Condition Assessments (PCA), Geotechnical, Seismic Risk Assessments, Zoning reports, and any additional applicable due diligence reports.
+ Recommend solutions to any obstacles presented by third-party consultants.
+ Oversee field investigations, including soil and groundwater sampling, vapor intrusion assessments, and asbestos surveys, as needed.
+ Provide technical expertise and guidance on environmental issues throughout the due diligence process, including regulatory compliance, remediation requirements, and potential impacts on project timelines and costs.
+ Work with key stakeholders to create timelines, goals, deliverables, and strategies.
+ Prepare, recommend, and execute complex transaction strategies for acquiring, leasing and disposing of properties.
+ Develop real estate plans with an understanding of the client's strategic goals.
+ Gather resources to execute elaborate lease renewals, new site acquisitions, and disposition of surplus properties through sale or subleasing.
+ Apply advanced knowledge to seek and develop new, better methods for accomplishing both individual and department objectives.
+ Showcase expertise in own job discipline and in-depth knowledge of other job disciplines within the organization function.
+ Coach others to develop in-depth knowledge and expertise in most or all areas within the function.
+ Lead by example and model behaviors that are consistent with CBRE RISE values. Anticipate potential objections and persuade others, often at senior levels and of divergent interest, to adopt a different point of view.
+ Impact the achievement of customer, operational, project, or service objectives across multi-discipline teams. Work is guided by functional policies which impact the design of procedures and policies.
+ Communicate difficult and complex ideas with the ability to influence.
+ Other duties as assigned.
What You’ll Need:
+ Bachelor's Degree preferred with 8-10 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered.
+ Real estate salesperson's license.
+ The innovative mentality to develop methods that go beyond existing solutions.
+ Ability to solve unique problems using standard and innovative solutions having a broad impact on the business.
+ In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
+ Expert organizational skills with an advanced inquisitive mindset.
