CW is seeking a Dispositions Manager to coordinate and execute on the sale of distressed loans and REO assets, primarily from its CMBS and Agency special servicing portfolio. This position will be a key player on the dispositions team for Real Estate and will run point on managing the sale process for CMBS and some third-party assets, both via affiliate auction company RealInsight Marketplace and via traditional brokerage processes across the US. The Dispositions Manager will be responsible for coordinating deal teams, quality control, adherence to sale processes and contracts, interfacing with brokers, and ensuring pipeline progress for each sale.
Duties/Responsibilities:
- Review financial analyses and BOVs from third-party brokers on assets identified for sale, with a view toward identifying the optimal brokerage team and sale strategy
- Assist with preparation and review of offering memorandums for asset and loan sales, including auction site setup and diligence vault setup
- Respond to potential buyers regarding asset and market-related questions
- Assist with questions regarding purchaser due diligence efforts
- Dialogue with Marketplace team and CW asset managers regarding registered bidders and sale strategy
- Assist asset managers with closing loan and REO sale transactions, including asset-level prorations, managing buyer interactions, and working with relevant transaction parties. This includes sale counsel, title companies, asset manager, third party property managers, franchisors/brands, and asset-level leasing brokers
- Track critical dates and ensure compliance with deadlines during the due diligence and closing periods
- Work with title companies and sale counsel to generate and execute on settlement statements
- Address/resolve post-sale issues
Required Skills/Abilities:
- Understanding of commercial real estate valuation methodologies and the ability to discuss such with transaction parties
- Experience transacting on auction platforms is a plus
- Ability to manage multiple stakeholder relationships within a transaction
- A focus on details and organization is critical as the position will work with multiple asset managers and transaction parties at a fast pace
- A high sense of discretion and confidentiality
- Exhibit and possess strong oral and written communication skills
- Proficiency in Microsoft Office required, ARGUS training and/or experience a strong plus
Education and Experience:
- Bachelor's degree in Finance with a focus in Real Estate or a related discipline
- Minimum of 3-5 years of applicable work experience in commercial real estate brokerage or title company experience
The base salary range for this role is provided in accordance with local regulations, but salary represents just one component of the total compensation package. Additional elements such as bonuses, overtime, deferred cash (where applicable), benefits, perks, and company contributions to 401(k) plans-often result in total compensation significantly exceeding the base salary. Compensation is influenced by individual performance, tenure, experience, geographic location, business unit needs, company performance, and market conditions.
