Position: Director of Real Estate Investments
Location: Irvine, CA
Schedule: Monday through Friday, Office
Wage Scale: $185,000 to $200,000 Salaried/Exempt
*Position is eligible for participation in a yearly incentive compensation plan.
Reports to: Chief Operations Officer (COO)
Travel: 5% to 10%
Job Summary
The Director of Real Estate Investments will be a strategic leader responsible for overseeing the entire property acquisition, renovation and sales process, from identification to transaction completion. This role entails managing and mentoring a team of Acquisition Managers across multiple territories, as well as leading teams of Field Project Managers and Interior Designers. The position requires a strong background in real estate, excellent leadership skills, and a proven track record.
Duties and Responsibilities:
- Develop, implement, and manage acquisition, construction, and sales processes and systems.
- Develop and refine the company's real estate acquisition strategy, aligning it with business goals and expansion objectives.
- Lead the implementation of strategic initiatives to drive growth, explore new acquisition opportunities, and enhance the acquisitions division's performance.
- Manage and mentor a team of Acquisition Managers operating across multiple territories, providing guidance, support, and fostering a culture of excellence.
- Lead and develop teams of Field Project Managers and Interior Designers, ensuring seamless coordination for successful property renovations.
- Oversee the entire acquisitions process, including property identification, due diligence, negotiations, and transaction closures.
- Collaborate closely with stakeholders, and other relevant teams to ensure compliance with regulations and a smooth transition post-acquisition.
- Establish key performance indicators (KPIs) for the acquisitions division and regularly monitor progress towards acquisition targets.
- Provide comprehensive reporting to executive leadership and investors, outlining acquisition pipeline, performance metrics, and opportunities for improvement.
- Lead weekly investment committee meetings to present potential acquisitions, discuss investment strategies, and gain approval for proposed transactions.
- Conduct weekly renovation meetings to review project progress, ensure adherence to timelines and budgets, and address any challenges.
- Proactively seek out new ways to expand and innovate the acquisitions division, identifying untapped markets, partnership opportunities, and emerging trends.
- Foster a culture of continuous improvement, encouraging creative thinking and knowledge sharing within the team.
- Oversee the preparation of detailed financial models and investment analyses for potential acquisitions, ensuring alignment with strategic objectives.
- Make informed decisions regarding property investments based on comprehensive financial evaluations.
- Collaborate with cross-functional teams including construction, design, and finance to ensure seamless project execution and integration post-acquisition.

Required Education and Experience:
- Bachelor's degree in business administration, real estate, finance, engineering, or related field.
- A minimum of 10 years of experience in real estate acquisitions, corporate development, or related roles, with at least 5 years in a leadership capacity.
- Proven track record of managing distributed teams with at least 15-20 team members.
- Strong financial acumen and experience with financial modeling, investment analysis, and valuation.
- Excellent leadership and team management skills, with a demonstrated ability to lead and inspire diverse teams.
- Effective communication, negotiation, and interpersonal skills.
- Ability to think strategically, innovate, and drive results in a dynamic and competitive market.
- Proficiency in real estate software, financial tools, and Microsoft Office suite (Mac).
- Knowledge of real estate laws, regulations, and best practices.
- Must possess a high level of integrity and autonomy.
- Ability to function well in a high-paced and at times stressful environment.
- Must have a valid Driver's License (Class C).
Preferred Education and Experience:
- California real estate license in good standing.
- Master's degree in business administration, real estate, finance, or related field.
- Proven and measurable experience in renovation and construction processes, including commonly used terms and transactional knowledge.
Physical Requirements:
- The nature of the position requires prolonged periods of sitting.
- May on occasion require prolonged periods of walking or standing.
- Must be able to lift, push, pull up to 15lbs.
- Bending and Stooping: Bending body downward and forward by bending spine at waist.
- Climbing: Ascending or descending ladders or stairs using feet and legs and/or hands and arms. Body agility is emphasized.
- Mobility Requirement: Ability to get from one location to another.
- Kneeling: Bending legs at knees to come to rest on one or both knees.
- Repetitive Motion: Substantial movements of the wrists, hands, fingers, and/or upper body for sustained periods of time, including using extremities to drag, push, pull or grasp.
- Visual Requirements: Able to see and read computer screens, small electronic devices, and maps.
- Hearing Requirement: Able to detect specific noises for proper equipment operation.
- Ability to pass a pre-employment physical.
