Summary of Position:
Duties & Responsibilities:
- Leadership & Supervision: Oversee and provide leadership to Maintenance Supervisor(s) across multiple properties, ensuring proper execution of maintenance duties including unit turnover, routine inspections, preventative maintenance, and emergency response.
- Preventatives, Work Orders & Turn Over Process: Develop and implement company-wide maintenance strategies, policies, and preventative maintenance programs. Ensure alignment with overall property management objectives and compliance with regulatory standards. Prepare detailed plans and strategies for resolving backlog maintenance work orders and large-scale projects.
- Budget & Resource Management: Establish and manage the maintenance department’s budgets for all properties. Analyze operational data and inventory costs to optimize spending. Review and approve all capital improvement projects, ensuring cost-effective vendor selection and project completion.
- Quality Control: Regularly audit the work completed by maintenance teams to ensure consistency in service delivery and adherence to company standards. Confirm that necessary photos and notes are being updated regularly and communicated to the admin team. Ensure compliance with all safety guidelines and that maintenance staff receive necessary training.
- Vendor & Contractor Oversight: Collaborate with Maintenance Supervisor(s) to source and manage relationships with contractors and vendors. Ensure all service contracts are well-negotiated and executed, with projects completed on time and within budget.
- Reporting & Communication: Provide executive leadership with regular updates on maintenance activities, property conditions, budget performance, and staff progress. Establish performance metrics and ensure detailed reporting from Maintenance Supervisors.
- Staff Development: Foster a culture of continuous improvement by overseeing training programs for maintenance staff. Ensure Maintenance Supervisors provide mentorship to technicians and other personnel, and support career growth opportunities within the team.
- Compliance & Safety: Ensure all properties meet regulatory requirements for building maintenance, safety, and health standards. Conduct regular audits to ensure compliance with state, local, and federal laws, as well as company policies.
- Emergency Response Coordination: Develop and implement a comprehensive emergency response plan for maintenance teams across all properties. Ensure that Maintenance Supervisor(s) and technicians are prepared to handle property emergencies effectively and with minimal disruption to operations.
Qualifications:
- Bachelor’s degree in Facilities Management, Engineering, or related field preferred, or a minimum of 7 years of experience in property maintenance management, with at least 3 years in a leadership role overseeing maintenance teams.
- Strong knowledge of building systems, property management software, and regulatory standards.
- Excellent budget management and financial analysis skills.
- Proficient in project management, including overseeing large-scale renovations or capital projects.
- Strong leadership and communication skills, with the ability to inspire and develop teams.
- Ability to work in a fast-paced environment and manage multiple properties and projects simultaneously.
Hours:
