POSITION SUMMARY

Supervises the maintenance of the buildings, grounds, security and mechanical assets of the Community.

ESSENTIAL DUTIES AND RESPONSIBILITIES

 The following duties are normal for this position.  This list is not to be construed as exclusive or all inclusive.  Other duties may be required and assigned.

• Responsible for assisting governmental services during inspections.  Must be aware of all        required regulations and insure that campus is in compliance.
• Collects, prioritizes, and assigns maintenance service requests in a timely, efficient manner.
• Responsible for the total operation and maintenance of the campus. Supervises the maintenance of Community buildings to the high standards of construction.
• Develops the Capital Budget and annual maintenance budgets. 
• Oversees construction, remodeling and maintenance to all Community buildings. 
• Oversees and manages maintenance contracts, electrical systems, phone systems, fire panels, emergency response systems and disaster preparedness.
• Develops vendor relationships and negotiates contracts for maintenance services when appropriate.  Makes recommendations to Executive Director.
• Evaluates equipment needs and submits purchase requests to the Executive Director.
• Conducts inspections on apartments prior to occupancy.
• May receive after hours calls for maintenance emergencies.
• Develops and implements a comprehensive preventative maintenance program and work order system.
• Other duties as assigned.
  • Directly supervises employees in the Maintenance, Security and Transportation department. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees.

• High School Diploma or Bachelors/Technical degree in related field.
• Four years maintenance supervision experience.
• HVAC experience or training.
• Working knowledge of machinery, tools, repair techniques, plumbing and related repair.
• Experience with electrical systems, phone systems, fire panels, emergency response systems and disaster preparedness.

• Possible exposure to high heat and cold temperatures.
• Possible exposure to heights over six feet, working in confined areas, working with skin irritants, chemicals and radiation.
