BKM Capital Partners is a growing firm, and we are looking for hardworking professionals that want to grow. Located in our Newport Beach, California office, the Director will play an integral role by supporting the acquisitions team in the sourcing, analysis and presentation of investment opportunities. The Director will report to the Senior Managing Director of Acquisitions.
This role is 100% in-office due to the collaborative nature.
The Job Essentials:
This person’s key responsibility will be as follows:
Pipeline Production
- Identify and source multi-tenant light industrial opportunities in target markets of Dallas, Houston, Austin, Chicago, Denver, Reno and Salt Lake City.
- Network with brokers and owners to produce deal flow and present it to the department on a weekly basis.
- Travel regularly to target markets to meet with brokers / sellers and inspect opportunities along with their competitive set.
- Negotiate legal documents such as LOIs, AAs, PSAs with assistance from counsel.
- Active involvement in the due diligence and closing process.
Business Plan Development
- Develop each opportunity’s business plan and determine assumptions, leveraging knowledge from the various departments within BKM.
- Vet / Approve and ensure detail of market analysis (comps sale & lease and competitive property set) to determine / support underwritten assumptions.
- Work with BKM’s asset management, construction management, and leasing management to ensure credibility and accuracy of assumptions.
- Work with bkm debt capital markets teams to ensure accuracy of loan & modeling of such loan terms.
Financial Analysis
- Oversee financial analysis for all acquisitions, dispositions and recapitalizations in target markets.
- Ensure the accuracy of all underwriting, modeling and market analysis.
- Review Argus and Excel models to make sure assumptions are inputted correctly and align with BKM’s standard underwriting policy.
Investor Materials and Presentation
- Responsible for Investment Committee memos, Deal Snapshots, and other investor materials.
- Support and define underwritten assumptions with investment committee, capital partners, and other interested partners / stake holders.
- Answer questions from joint venture partners intelligently and thoroughly.
- Present opportunities to Investment Committee and Joint Venture Partners.
Mentorship and Management
- Mentor and manage at least one financial analyst / associate as a direct report.
- Develop growth plan for direct report and hold regular meetings to provide feedback.
- Recommend resources for direct reports’ growth and development.
- Intimate knowledge of Texas, Denver, Salt Lake and Chicago industrial markets
The Qualifiers:
- 8+ years in an institutional ($20B+ AUM) acquisitions role
- Proven track record of industrial acquisitions/dispositions
- Management experience with direct reports
- Advanced Excel capabilities (building and proofing financial models)
- Advanced Argus AE experience
- A general understanding of commercial real estate terms and investment principles
- Strong organizational and administrative skills with a keen attention to detail
- Excellent written and oral communication skills
- Motivated and results-driven with strong work ethic Ability to travel (approximately 20-40%)
