Department Specifics: Maintenance & Operations - Custodial Services
Orange Coast College’s Maintenance and Operations Department has worked to develop a management process for Custodial Services operations that allows them to quantify cleaning costs based on stakeholder expectations and realistic deliverables. OCC has done extensive Facility Assessment work-loading to each building to establish an adequate baseline. From this workload, we have identified opportunities to adopt best practices and optimize the cleaning process. The last part of the assessment was a quality control component that allows management to assess the impact(s) and improvements generated by this process. It will also allow for continued improvement as situations change. The work completed by OCC on this project provides a road map for future facilities management decisions as they relate to staffing, capital equipment requirements, and overall budget requirements.
The outcome of the assessment is Custodial Services now currently operates under HHPC as a full operating Team Cleaning Operation. Under HHPC evening operations staff works with state-of-the-art cleaning technology that staff uses to provide high levels of productivity. Custodial Services has 5 Team Cleaning Teams, each has five full-time employees, who together clean all of Orange Coast College's 1.1 million square feet of cleanable space, including the Coast Community College District Office and Waterfront Campus.
Our Maintenance department ensures that all trades are responsive to campus community needs and coordinates all trades on special projects. Plans, prioritizes, assigns, reviews, and participates with a team of Custodial Services team
members in providing custodian services for a large campus within the District. Performs work requiring the highest skill level such as, but not limited to, major cleaning, facility structural and fixture repairs, furniture assembly and fitting, and assistance to the campus grands/landscape and maintenance teams.
Distinguishing Career Features
The Custodial Services Team Leader is a senior, leadership position requiring experience and skill in performing and directing the work of the custodial services staff as well as providing limited project leadership. Advancement to this leadership position requires demonstrated competency in project leadership and planning to complete assignments on a timely basis. The Custodial Services Team Leader requires two years in the Custodian Senior classification or equivalent and has pursued additional training or certifications related to team or project leadership.
Essential Duties and Responsibilities
Specific duties may vary among departments, divisions, and jobs. Incumbents typically perform a substantial portion or all of the following types of duties, as assigned:
- Coordinates, prioritizes, and assigns custodial services and reviews the work progress and results of assigned services.
- Provides and/or coordinates training of custodial staff and other hourly staff assigned to specific areas to improve their skills and work performance.
- Establishes schedules and methods for providing custodial services within the limitations of available staffing and equipment/supplies and in compliance with established health and safety regulations.
- Serves as a resource on custodial services and projects on a large campus. May plan, and prepare staff for large projects in collaboration with other administrative services divisions.
- Monitors the preventive and regular maintenance of assigned equipment. Requisitions supplies and equipment. Recommends acquisition of new equipment or disposal of existing equipment.
- Maintains adequate inventories of supplies and equipment; orders products and/or equipment as needed.
- Prepares and maintains a variety of records and reports pertaining to work orders, work schedules, and supplies.
- Performs all of the duties of the Custodian and Custodian Senior classifications.
- Performs other related duties as assigned that support the objective of the position.
- Required to abide by all District policies and procedures including Board Policy 3050 – Code of Professional Ethics.
