About the Job
The Corporate Facilities Manager directs all facility activities for all Makino Incorporated and remote locations in the US, Canada, and Mexico. This includes but is not limited to managing facility design/development, Company Safety Compliance, Security, Leases, Insurance, and building and grounds maintenance. This position will be located at our corporate headquarters in Mason, Ohio.
The Corporate Facilities/Safety Manager is also responsible for leading the company 6S implementation and safety compliance initiative throughout our North American operations, negotiating contracts for services to leverage resources to reduce expenses, and developing plans to reduce costs and improve operating efficiency and effectiveness.
You will be responsible for:
Facility planning/implementation:
- Responsible for the design, evaluation and implementation of all new facility plans and upgrades/renovations to existing locations
- Work with developers on facility selection and build-out for new locations.
- Develop relationships with appropriate local, county, and state officials for all major locations.
- Provide input on contract language/content and tenant improvements.
- Develop a design theme to ensure a consistent look and impact between all facilities.
- Recommend facility upgrades/changes as required to include contract review for vendors.
- Manage on-site vendors for the Makino Café including but not limited to upgrades or changes to equipment, contracts, and supplies as necessary.
- Ensure safe facility operations and practices.
Operations Management
- Assist GM’s and Engineering Managers with operations.
- Ensuring safety and environmental compliance within the workplace at all locations.
Real Estate
- Negotiate and work with brokers to locate new facilities.
- Negotiate with landlords on new leases, renewals and subleases.
- Act on behalf of Makino as landlord on subleases.
- Manage all facility leases and landlord contacts.
Insurance
- Act as insurance company designated board member to represent facilities.
- Responsible for inspections and site visits of loss prevention professionals at all facilities and third-party warehouses.
- Work with loss prevention to resolve deficiencies.
- Attend insurance company seminars as required to meet standards.
Facilities
- Manage million-dollar-plus expense and capital budgets.
- Make periodic visits to remote facilities to coordinate activities and ensure consistency in approach.
- Plans, budgets, and schedules for facility modifications including cost estimates, bid sheets, layouts, and contracts for constructions and acquisitions.
- Inspect construction and installation progress to ensure conformance to established specifications.
- Coordinate building space allocation, layout, and communication services and mediate as necessary.
- Coordinates facility requirements with sales and marketing groups in relation to seminars, tours, training classes, receptions, etc.
- Manage contract services for security, landscaping and housekeeping, review and recommend changes when appropriate, oversee the vendor select process.
- Coordinate all periodic services including; carpet cleaning, window cleaning, office plants, pest control and yearly required inspections of the fire suppression systems.
- Supervise in house and contract maintenance of all HVAC systems, including boilers/chillers/roof units.
- Manage all major construction/repair projects and contracts to assure they are completed on time and budget.
- Implement energy, utilities and HVAC savings programs.
- OSHA Safety Compliance: participate in all safety committee activities.
- Coordinate emergency procedure processes to ensure safe operations in our facilities.
- Manage all major vendors for our facility including landscaping, custodial, security and maintenance contractors.
- Review work orders to determine work priorities.
- Directs maintenance activities on utility systems to provide a continuous supply of heat, air conditioning, electric power, gas, water, and compressed air required for operations.
- Analyze facility’s HVAC systems, computer network wiring, lighting, and other factors
- Coordinates yearly inspections of Boilers, Elevators, Cranes, and Fire protection systems as required by each state.
- Develop a preventive maintenance program in conjunction with engineering and maintenance staff.
- Plans, develops and implements new methods and procedures designed to improve operations, minimize operating costs, and effect greater utilization of labor and materials.
- Oversees and directs maintenance personnel and workers engaged in equipment installation, facilities equipment repair, and preventive maintenance.
- Regularly assists maintenance staff in troubleshooting and repairs to keep facilities operational.
- Confers with management, engineering, and quality control personnel to resolve maintenance problems and recommend measures to improve operations and conditions of machines and equipment.
- Acts as liaison to public utility, environmental, and energy agencies.
- Prepares department budget and monitors expenditure of funds in the budget.
- Coordinates, with outside contractors, the removal of trash, liquid waste, metal chips/scrap, and wood.
- MAP compliance and authorship.
SUPERVISORY RESPONSIBILITIES
- Responsible for PPP, hiring, disciplinary actions, salary recommendations, and employee development in Mason and Auburn Hills.
- Create and maintain MAP processes to ensure efficient and effective operational procedures are documented and followed.
- Develops and maintains contract resources to support peak work periods.
- Maintain a positive rapport with all internal customers.
QUALIFICATIONS
- Certified Facility Manager (CFM) credential or equivalent experience.
- Demonstrated supervisory, interpersonal, verbal, and written communication skills.
- Progressive responsibility in management activities.
- Ability to organize and manage multiple priorities.
- Technical knowledge of building services.
- Problem-solving and decision-making skills.
EDUCATION and/or EXPERIENCE
- Prefer a degree in mechanical, electrical, or industrial maintenance, and/or a certified Electrical certificate with a minimum of 5 years of experience with HVAC systems, hydraulics, pneumatics, mechanics, and basic electrical repair.
- Minimum of 5 years of supervisory or management experience.
- Minimum of 5 years experience in maintenance and facility management.
- Previous experience developing and managing a corporate safety program.
