About the Job
Purpose Support preconstruction, construction, and service operations. Enable the Building Services Department to increase its profitability, improve its performance in the field and raise the level of customer satisfaction within our growing client base.
Essential Job Functions:
Maintain a level of understanding in control design and computer-aided drafting.
Maintain a thorough understanding of various HVAC Systems and their operating requirements. Understand control specifications and their cost effectiveness regarding installation and operating costs.
Survey existing installations to assist in developing detailed project scopes and control specifications.
Comprehend project scopes and control designs. Have thorough knowledge of specifications including hardware specifications, sequence of operations, wiring diagrams and schematic drawings.
Clearly mark all revisions or updates to designs and keep project managers informed of current documents.
Maintain a thorough knowledge and understanding of building codes as they relate to mechanical construction.
Assist project managers in preparing RFQ's for subcontractors and in reviewing subcontractors' quotes.
Assist project managers in purchasing hardware and software by issuing thorough designs. Actual purchasing activities may be performed if they do not impact engineering schedule.
Assist project managers with scheduling and planning activities
Comply with company safety policy.
Coordinate installation of controls systems per engineered drawings and specifications. Install controllers and all electronic sensors inclusive of thermostats, humidistats, temperature sensors, humidity sensors, pressure sensors, light sensors, current sensors, and flow sensors. Install control panels or other electronic devices inclusive of transformers, switches, relays, transducers, and actuators. This does not include pneumatic controls, control valves, flow meters, thermowells, or in-line devices in piping systems.
Install and debug programs on controllers.
Thoroughly test and check out controls and systems as part of the commissioning process.
Provide customer training and support after installations are complete.
Check in with customers and advise of plan for service or preventive maintenance on electronic control system.
Test and check controls systems, review programs and system functionality, calibrate electronic sensors and devices, and backup programs and data.
Troubleshoot and diagnose controls systems. Make program adjustments, wiring changes, or repair and/or replace components as needed (not including in-line devices such as valves and dampers). Report to customer, and complete and provide documentation.
Periodically up-date drawings and promptly prepare As-Builts upon job completion. Document and record changes to programs and operational sequences.
Provide construction coordinators with As-Built documents, including final sequence of operation, and maintenance information on specified hardware.
Complete startup sheets, checklists, punch lists and training forms.
Provide daily record of work activity at the end of the work shift each day.
Other duties as assigned Qualifications:
Associates Degree or equivalent in electronics, mechanical systems, computer technology.
3-5 years of mechanical and controls background in Commercial and Industrial HVAC is required.
Ability to explain technical solutions to non-technical clientele.
Ability to program HVAC controls software applications of various languages.
Ability to prioritize and complete necessary administrative tasks in a fast-paced, customer service environment.
Computer literate (including Microsoft Office Suite tools).
Strong sense of urgency.
Good verbal and written communication skills, including the ability to listen.
Possess good customer service skills.
Ability to be a self-motivator and leader.
Ability to work comfortably and productively from heights including ladders.
Ability to work in confined areas including mechanical rooms and tight spaces.
Must work well in an individual and/or team environment. Essential Physical Abilities " Frequent travel to client sites, including out of state travel (PA, NJ, DE, NY, CT, and MA) " Exposure to commercial and industrial facilities, mechanical rooms, and other locations where mechanical infrastructure may be installed in buildings " Frequently required to stand, sit, bend, walk and climb " Must be able to lift a minimum of 30 lbs
