Overview:
TEC Equipment's TEC Development division acts as a full-service development firm, from planning, to in-house architecture, to general contracting across the Western United States. The division currently manages between 5-10 active projects at various stages, ranging from $5-20M.
We are seeking a Construction Project Superintendent to manage multiple active commercial projects across all phases of construction within the Los Angeles Metro Area. The individual must have experience in pre-construction activities from project setup through on-going management, which includes directing, coordinating and oversight of vendors and subcontractors, coordinating material and equipment, ensuring plans/specifications are being followed, and work is proceeding on schedule and within budget. Candidate must be self-driven, able to keep up with a fast pace of work, and able to effectively motivate internal and external teams.

Responsibilities:
On-site Project Management
Oversee every phase of construction; from initial pre-con meetings to Building Occupancy
Some travel required for on-site work
Manage internal and external construction teams
Maintain and monitor project schedule (experience with SmartSheets/MS Project a plus)
Coordinate all on-site activities and work schedules to ensure efficient workflow
Monitor expenses to ensure budget is being met
Forward thinking - Able to anticipate and resolve conflicts/issues ahead of time
Manage Daily logs and weekly activity reporting to the Director of Construction
Pre-Construction Activities
In-depth plans/documents review and organized document control
Assist with Project buyout including soliciting subcontractors/vendors, RFI/ASI oversight, bid analysis and negotiation
Initial project planning and scheduling
Project setup including temp facilities, pre-con meetings, and AHJ coordination
Quality/Compliance
Ongoing review of trade workmanship to review, quality, accuracy, and code compliance
Maintain knowledge of all relevant building codes, AHJ, and utility requirements
Personally, coordinate all Building official and special inspections
Monitor work, maintain project-wide punch-list, oversee corrections, and provide feedback
Employee Management
Provide clear direction and supervise day-to-day work, providing feedback and corrective action as needed
Review and approve trade partner pay applications.
Resource Management
Time management and prioritization of internal and external resources
Schedule and manage all vendors and subcontractors to meet project requirements
Maintain positive working relationships with all trade partners

Safety
Develop and maintain site specific safety work plans and hold all trade partners accountable.
OSHA Certification and documentation of weekly all-trades coordination meetings.
Effectively manage project safety and job site challenges such as weather conditions and/or emergencies
Communicate safety rules and procedures to new hires
Enforce and ensure employees and contractors are attending/holding routine safety meeting lunch box talks and adhere to Company and regulatory health, safety, environmental standards at all times
Qualifications:
Bachelors Degree in Construction Management, Civil Engineering, OR equivalent experience
Minimum five years of experience in lead superintendent role with a commercial construction focus
Experience managing $5-20M projects, preferably heavy in civil/site work coordination.
Experience managing internal and external resources
Broad knowledge of commercial construction trade work
Excellent communication skills and interpersonal skills to work effectively with all levels of management, employees, contractors, and vendors
Excellent organizational, planning, and time management skills
Understanding of LEAN and Critical Path Project Planning
Ability to use MS Office (Outlook, Excel, Word, and Project)
Ability to provide clear direction and resolve problems
Ability to travel to sites as needed
Valid drivers license
Compensation:
The base pay range for this position is $111,608 to $139,510.
