Site Superintendent - Multi-Family Townhomes
Position Overview: As a Site Superintendent specializing in multi-family townhomes, you’ll oversee the entire construction process to ensure each project aligns with design standards, budget constraints, and scheduling targets. This role is responsible for planning, organizing, directing, and controlling activities on-site, from ground-breaking through to completion. Your work will involve coordinating with subcontractors, managing quality standards, maintaining site safety, and ensuring full regulatory compliance.
Key Responsibilities:
- Construction Oversight: Plan and direct all on-site construction activities, coordinating with subcontractors to ensure each phase meets schedule and quality requirements.
- Project Completion: Manage each home site through to occupancy, ensuring all contract obligations are met and on schedule.
- Subcontractor Management: Oversee subcontractor performance, approve work, resolve issues, and assist with payment processes after quality inspections.
- Site Safety: Implement safety protocols, enforce OSHA standards, and uphold safe work practices.
- Erosion Control Management: Handle SWWWP (Stormwater Pollution Prevention Plan) responsibilities, including permit-required inspections, discharge monitoring, and documentation updates. CESCL certification or willingness to obtain it within 2 months.
- Compliance & Inspections: Ensure adherence to building codes, complete inspection checklists, and schedule necessary inspections to maintain compliance.
- Quality Assurance: Conduct daily inspections of construction sites, enforce cleanliness standards, and hold subcontractors accountable for site maintenance and cleanup.
- Warranty & Follow-Up: Manage warranty repair work and follow-up on punch list items to guarantee customer satisfaction.
- Professional Conduct: Maintain professionalism in all interactions, contribute to company goodwill, and drive profitability.
- Stakeholder Relationships: Build and sustain strong relationships with subcontractors, homeowners, city officials, and inspectors.
- Process Improvement: Propose and implement process improvements to maintain high construction standards.
- Additional Requirements: Drive between communities as needed, adapt to high-pressure situations, and effectively communicate organizational policies to the on-site team.
Qualifications:
- Blueprint Literacy: Ability to read construction blueprints and elevation drawings.
- Presentation Skills: Proficiency in presenting proposals and project details.
- Communication: Excellent verbal and written communication abilities.
- Organizational Skills: Highly organized with a keen eye for detail.
- Educational Background: High school diploma or equivalent required.
- Experience: 3-5 years in a site superintendent role, ideally within multi-family or townhome construction.
- Licensing: Valid driver’s license from your state of residence.
