Construction-Senior Preconstruction Manager/Lead Estimator
The person we need is a senior Level, 10yr or more CM preconstruction/estimate lead. Here is a list of capabilities that we required for this position: The Senior Preconstruction Manager/Estimator plays a pivotal role in leading the preconstruction phase of projects, overseeing project development from initial concept to construction start. This position is responsible for creating and managing estimates, schedules, project scopes, budgets, and client relationships, while ensuring alignment with the project’s overall objectives. The role requires a seasoned professional with expertise in multiple construction delivery methods such as design-build, IPD, and general contracting, as well as experience across various market sectors.
Key Responsibilities
- Preconstruction Leadership: Lead the preconstruction phase of multiple projects simultaneously, providing overall management and oversight of the process from initial feasibility through to the start of construction.
- Prepare Detailed Estimates: Lead the development of detailed estimates for all project phases, including conceptual estimates, schematic design estimates, and final construction estimates.
- Preconstruction Coordination: Collaborate closely with owners, architects, engineers, and construction teams to establish project scopes, identify key cost drivers, and ensure that estimates align with project goals and budgets.
- Experience with Delivery Methods: Demonstrate proficiency in design-build, IPD (Integrated Project Delivery), and general contracting methodologies. Provide insight into the most appropriate delivery methods for each project based on market, budget, and project objectives.
- Collaboration with Design Teams: Partner with architects, engineers, and other design professionals to ensure designs are constructible, within budget, and meet the client’s objectives. Provide input on design feasibility and value engineering throughout the design phase.
- Market Knowledge: Utilize deep knowledge of various market sectors to accurately forecast costs, labor, and materials. Experience in commercial, industrial, healthcare, and institutional markets is preferred.
- Subcontractor and Vendor Relationships: Develop and maintain relationships with subcontractors and suppliers. Lead subcontractor pricing exercises, perform bid analysis, and ensure coverage of all scopes of work.
- Risk Assessment: Identify potential risks in construction processes, materials, or designs, and factor these into estimates. Provide recommendations for mitigating risks to keep projects within budget.
- Cost Control: Actively monitor and analyze costs throughout project lifecycles, providing updates and recommending value engineering solutions as necessary.
- Contract and Document Review: Review and interpret project drawings, specifications, and contracts to ensure accurate cost analysis and identification of discrepancies.
- Bid Package Development: Oversee the development of bid packages, ensuring clarity in scope and alignment with the project’s objectives. Facilitate the bid process and provide bid analysis to support selection decisions.
- Collaboration and Communication: Work in close collaboration with project managers, design teams, and other estimators to ensure alignment of estimates and project deliverables. Effectively communicate estimated costs and justifications to stakeholders.
- Mentorship and Leadership: Provide mentorship and guidance to junior estimators, fostering their growth within the Preconstruction department. Lead by example and contribute to the overall success of the preconstruction team.
- Minimum of 7-10 years of experience in preconstruction management and construction estimating.
- Proven track record working with design-build, IPD, general contracting, and construction management delivery methods.
