JOB SUMMARY:
The Construction PM oversees construction for Midwood’s new development projects in the New York area. Initially this position will be responsible for the construction of a 300,000sf ground-up multifamily/ mixed-use development by overseeing the construction and managing design, build-out, opening of capital projects and turnover to asset and property management.
RESPONSIBILITIES:
- Review building and other improvement plans through the design and permitting process to verify quality, constructability and cost vs. budget
- Assist in bidding process and qualification and evaluation of bids
- Assist in buy-out of trades and subcontractors
- Support Development Team in management of third-party design consultants
- Coordinate third-party consultants’ maintenance of current plans, lease terms and the verification of Lease Outline Documents (L.O.D.’s)
- Oversee general contractor’s work to achieve projected finish quality, budget and Building Turnover schedule
- Coordinate tenant design submittals and construction documents for approval by Development and Operations team members
- Coordinate tenants’ designs and schedules with base building specifications and projected opening date schedule
- Manage contracts, invoice approvals, lien releases and budgets for all base building and site improvement work
- Evaluate progress and prepare monthly reports.
- Oversee close-out documentation for base building and tenant improvement work
- Ensure construction manager is enforcing all project Construction Rules and Regulations
QUALIFICATIONS:
- Bachelor’s Degree in Architecture, Engineering or Construction Management or Busines
- Knowledgeable in all aspects of construction and design for retail and residential projects
- Solid technical background, with the understanding of construction procedures, materials and processes.
- Strong working knowledge of Microsoft Project or related scheduling software.
- Proactive problem-solving mindset
- Minimum of 8 years of experience in construction management with recent experience in New York City Multi-Family and/or on mixed-use development projects.
