The Construction Project Manager will be responsible for managing all aspects of luxury custom home builds, including planning, budgeting, scheduling, on-site supervision, and final inspections. - Project Management: Plan, coordinate, and oversee the successful execution of high-end custom home construction projects, from ground-up development to completion.
- Team Leadership: Supervise and direct on-site construction crews, subcontractors, and suppliers, ensuring top-quality workmanship and adherence to high-end project specifications.
- Client Communication: Serve as the primary point of contact for clients, providing regular updates, addressing concerns, and ensuring complete client satisfaction throughout the project.
- Budget & Cost Control: Manage project budgets, track expenses, and identify cost-saving opportunities without compromising quality.
- Scheduling: Create and maintain project schedules, ensuring that all construction milestones are met and resources are allocated efficiently.
- Safety & Compliance: Ensure all construction work complies with local building codes, safety regulations, and industry standards.
- Quality Assurance: Conduct regular site visits and inspections to monitor progress and verify the quality of work, ensuring that all construction meets Great Lakes Custom Builder's high standards.
- Problem Solving: Identify and resolve any issues that arise during the project to ensure minimal disruption and delays.
- Documentation & Reporting: Maintain detailed project documentation, including contracts, change orders, permits, and daily reports. Provide regular updates to management.
- Experience: Minimum of 5+ years of experience in project management within the high-end custom home building industry, managing projects valued over $3 million. Experience overseeing full-cycle custom home construction from start to finish.
- Leadership Skills: Proven ability to lead, manage, and motivate teams of contractors and subcontractors on high-end residential projects.
- Technical Knowledge: In-depth knowledge of high-end custom home building practices, materials, and systems, from site preparation to luxury finishes.
- Communication Skills: Excellent verbal and written communication skills, with the ability to interact professionally with clients, suppliers, and team members.
- Organizational Skills: Highly organized with the ability to manage multiple projects simultaneously, prioritize tasks, and meet deadlines.
- Budget Management: Demonstrated experience managing project budgets, focusing on cost control and financial efficiency.
- Problem-Solving Skills: Ability to troubleshoot issues and implement effective solutions in a high-pressure environment.
- Licenses & Certifications: A valid driver's license is required. Industry certifications or additional construction-related qualifications are a plus.
- Background Check & Drug Test: Must pass a background check and drug test prior to employment.
