The Project Manager will be a collaborator, partner, driver, and relationship creator with other project managers, superintendents, assistant project managers, subcontractors, clients, and internal team members, alike. You are responsible for overall management direction of the project. Maintains relationship with clients, monitors construction and financial activities to ensure proper project completion. The Project Manager should lead by example and uphold the mission, vision, and values of ECS. You are responsible for ensuring the assigned construction projects are successfully delivered on time and on budget. This includes leading the project team, ensuring quality standards are upheld, and managing all subcontractors.
What are the Key Objectives:
- Effective communication and collaboration with engineers, architects, and other key stake holders to determine the scope of the project
- Contract negotiations with external vendors to reach profitable agreements
- Pro-actively determine needed resources from start-to-finish with attention to budgetary requirements and limitations
- Plan all construction operations and schedule intermediate phase check-ins to ensure deadlines are met
- Monitor the work in conjunction with the Superintendent and General Superintendent, to confirm projects are on on-schedule.
- Ensure adherence to health, safety, and company standards to surface any issues for discussion and resolution
- Develop best practices based on industry knowledge and company needs
- Work directly with clients during the planning phase to understand project goals, constraints, and opportunities. Ensure that all client requirements are reflected in the site plans and zoning submissions.
- Work closely with the Design Consultants to establish a written program document of spatial needs, room types and expectations of design finishes.
- Collaborate with the estimating team to ensure accurate project budgeting and feasibility studies.
- Ensure that the design team is adhering to all regulatory compliance, local, state, and federal zoning regulations and ensure all projects adhere to the required codes.
- Work with the design teams to handle necessary permits, approvals, and variances.
- Maintain and manage all planning-related documentation, including zoning submissions, planning board presentations, and coordination of public hearings if required.
- Responsible for onboarding of design professionals and negotiating contracts and any necessary revisions.
- Participate in the negotiation and awarding of design build consultant contracts, ensuring that all aspects are in line with company standards and client expectations.
- Initiate and maintain liaison with owners and other contacts to facilitate project activities.
- Prepare documentation such as scope of work, contracts, purchase orders, reports, and budgets
- Organize and manage project staff, contractors, and schedules for all assigned projects
- Work with superintendents to plan, organize, and direct activities related to construction
- Work with contract administrator to manage financial aspects of contracts
- Procure supplies and materials to complete project.
- Update ECS job reports including work progress, costs, and scheduling updates.
- Proactively develop relationships with the subcontractor community.
- Coordinates with Superintendent to oversee all onsite and offsite construction to monitor compliance with building and safety regulations
- Verify and review submittal management, i.e., log, submittal packages, and distribution.
- Review material tracking and inventory log
- Review and maintain change order management
- Manage requisitions – compile & review, submit to owner, track payment, approve subcontractor payments
- Prepare internal and external reports
- Ensure project quality control plan is in effect and followed
- Ensure punch list is completed to the customer’s satisfaction
- Prepare, complete, and submit O&M manuals to clients and all required close out procedures
- Ensure job processes are followed in accordance with policy
- Proactively monitor the progress of the project through updated schedules
What You Offer:
- Bachelor’s degree in Construction Management, Architectural, Engineering, or related construction field or equivalent experience
- 7+ years prior experience in the construction of commercial construction, multi-family, and senior living fields
- Experience in Bluebeam and a working knowledge of Procore construction tracking software or equivalent project management software
- OSHA 30 hour certified, preferred
- 1st Aid/CPR/AED certification, preferred
- Complete knowledge of construction principles/practices
- Experience running your own jobs with strong leadership skills
- Ground up and renovation experience
- Previous experience running projects greater up to $20 million
