The Construction Manager will oversee the initiation, planning, and supervision of low voltage and network installation projects for multifamily properties. This role involves managing the construction phase of projects, ensuring the successful deployment of structured cabling, network hardware, and WiFi systems. The ideal candidate combines technical expertise, project management skills, and the ability to lead on-site teams to deliver high-quality installations on time and within budget.
RESPONSIBILITIES/ESSENTIAL FUNCTIONS:
Project Initiation and Planning:
- Collaborate with project managers and clients to define project scope, timelines, and objectives for low voltage and network installations.
- Conduct and coordinate site surveys to assess existing infrastructure and identify project requirements.
- Coordinate with stakeholders to develop detailed installation plans, including material and resource needs.
- Work with Design to draft, compose, assemble and finalize design, BOM, Scope of Work, and general construction documentation.
- Ensure the completion of final internal and client-based “As-Built” designs and documentation.
On-Site/Multi-Site Management:
- Oversee all construction and installation activities at project sites, ensuring adherence to plans and specifications.
- Manage activities of on-site teams, including supervisors, technicians, subcontractors, and vendors, to ensure work quality and efficiency.
- Monitor daily operations to address challenges and maintain project progress.
Quality Assurance and Compliance:
- Ensure installations comply with industry standards (e.g., TIA/EIA, BICSI) and local building codes.
- Conduct regular site inspections to verify the quality and integrity of low voltage cabling, fiber optics, and network hardware installations.
- Maintain accurate records of completed work, inspections, and changes to plans.
Safety Management:
- Enforce adherence to safety protocols and regulations at all project sites.
- Conduct safety briefings and ensure proper use of equipment and tools.
- Respond promptly to safety incidents or hazards.
Team Coordination and Communication:
- Serve as the primary management point of contact for project managers, construction supervisors, construction field engineers/technicians, and client-based construction POCs (GCs, site superintendents/project managers, contractors, and various trades).
- Provide regular updates on project status, challenges, and milestones.
- Coordinate with other trades and contractors to avoid delays or conflicts.
Construction Resource Management:
- Manage the procurement and delivery of materials, tools, and equipment to project sites.
- Ensure optimal utilization of resources to meet project deadlines and budget constraints.
- Work with project management to track and report on project costs, identifying and addressing any discrepancies.
Contractor Management:
- Identify, vet, and onboard contractor resources for project deployments.
- Train, monitor, and review contractor quality of work, reporting requirements, and general performance in the execution of project scope of work according to contractor deliverables, punch lists, documentation, and general adherence to Aerwave construction standards and guidelines.
- Provide Contractor Work Package for contractor bids and quotes.
- Request, receive, review, and award contractor bids/quotes.
- Receive, review, approve, and or reject contractor invoices.
- Other contractor management duties and responsibilities as required.
Employee Management and Administration
- Supervise, mentor, and develop a team of Construction Supervisors and Installation Technicians, fostering a culture of accountability, collaboration, and excellence.
- Oversee daily activities of the team, ensuring adherence to project schedules, company standards, and client expectations.
- Provide training and guidance on construction practices, safety protocols, and installation techniques.
- Conduct regular performance reviews and implement professional development plans for team members.
Troubleshooting, Problem, and Conflict Resolution:
- Identify and resolve technical or logistical issues during installations.
- Work closely with project managers (PMO), engineering teams, contractors, and clients to address and resolve unforeseen challenges.
- Proactively implement solutions to keep projects on track.
REQUIRED QUALIFICATIONS
Education/Experience:
- High school diploma or equivalent required; associate’s or bachelor’s degree in Construction Management, Telecommunications, or related field experience preferred.
- 7+ years of experience in low voltage and network installation projects in a Multi-family environment, with at least 4 years in a supervisory role.
- Experience with multifamily property projects.
- Valid Driver's license.
- Expertise in structured cabling, fiber optics, and network, Wi-Fi, and PtP radio hardware installations.
- Knowledge of industry standards and best practices (e.g., BICSI, NEC).
- Familiarity with construction drawings, blueprints, and technical specifications.
- Basic technical RF (radio frequency) knowledge.
- Proficiency with hand tools.
