Construction Manager (Land) Summary:
Responsible for supervising the installation of community site improvementsincluding grading, wet utilities, streets, landscaping, walls and amenities. Positionis the primary field contact for the management of site developmen,t trade partner contracts, and is responsible for maintaining and achieving site development schedule.
Responsibilities:- Works with the planning staff on developing project plans and address
objections in the most cost-effective manner. - Coordinates improvement plans with a Civil Engineer from tentative map
stage through final map approval and coordination with the Landscape Architect, Soil Engineer and Joint Trench Consultants in the
development and final approval of the plans. - Establishes storm watermanagement programs for individual projects.
- Develops land cost budgets in conjunction with Civil, Soil, Landscape and Joint
Trench Consultants. Develop and maintain computer database. - Prepares and distribute plans and specifications for bid purposes/bid out all
aspects of land development. - Reviews bids to see that specifications, budget requirements and trade
partners’ qualifications are met to the level of quality that the company
expects. - Reviews and select the trade partner bids with department head.
- Coordinate and establish job schedules for development, and trade partners.
- Maintains and manage development production schedule.
- Performs on-site inspection of the various trade partners’ work to ensure
the level of quality. - Works with the Governmental Agencies in obtaining subdivision acceptance
and coordinating the required corrective work to obtain final acceptance and
bond release. - Coordinates and cooperate with all department managers involved to develop,
design and implement procedures for efficient project planning and trade
partner performance standards to achieve division goals. - Coordinates and cooperates with the customer service managers to establish
and promote a total quality management program to achieve division goals. - Perform all other duties as assigned.
- Five (5) years minimum experience and knowledge in land development; Experience preferable as a Construction Manager or Project Manager
- Strong background in financial budgets
- Work hand in hand with the Vertical Construction Managers to coordinate
various trades, minimize conflicts, and maximize efficiency - Proficient skills in Microsoft Office
- High school diploma or GED preferred, but will accept equivalent work experience
- Valid driver’s license ; will require to be onsite at various project out in the field
- High degree of construction knowledge and management skills
- Good writing skills and detail oriented
Physical Requirements:
The ability to operate a motor vehicle, read plans, climbs stairs, climb ladders, bend, stoop, reach, lift, and move and/or carries equipment which may be in excess of 50 pounds, occasionally operate construction equipment. Finger dexterity may be required to operate a computer keyboard and calculator.

The *median base compensation for this position is estimated to be $120k/annual, subject to adjustment based on business-related factors including employee qualifications, geographic location, and operational considerations. Note: *The median amount may be greater or less than the average salary.
