Construction Manager
JOB SUMMARY
The Construction Manager oversees and manages the construction administration processes to ensure the efficient, cost-effective, and high-quality completion of Uniland and third-party projects. This role focuses on driving value through innovative project reviews and value engineering in collaboration with internal teams and clients. The Construction Manager is committed to fostering strong client relationships and ensuring exceptional satisfaction throughout every stage of the construction process.
ESSENTIAL FUNCTIONS
- Oversees all aspects of construction administration to ensure projects are completed on time, within budget, and in compliance with quality standards.
- Oversees the preparation, review and approval of construction schedules, budgets, and progress reports.
- Prepares comprehensive project schedules, both internally and externally, to ensure timely delivery of completed projects.
- Coordinates the application process for necessary permits with local, state or federal agencies as required.
- Secures all labor, materials, and equipment efficiently by establishing clear bid requirements, engaging qualified bidders, and sourcing new qualified bidders through industry research.
- Awards contracts to subcontractors and suppliers by drafting clear, concise, and detailed contracts and purchase orders in alignment with established procedures.
- Applies value engineering principles to optimize designs and processes, identifying cost-saving opportunities while enhancing project efficiency.
- Collaborates with internal departments, personnel, and clients to implement innovative solutions that align with project goals.
- Supervises and coordinates contractors, vendors, and subcontractors to ensure compliance with project specifications, timelines, and quality standards.
- Maintains quality control for projects through regular site visits, inspections, and the use of third-party quality control consultants and/or testing agencies, thoroughly documenting all findings.
- Reviews and approves vendor and subcontractor invoices for payment related to construction projects and deliverables.
- Ensures all construction activities comply with applicable laws, regulations, and safety standards.
OTHER DUTIES
- Actively participates and contributes in any/all initiatives when requested and/or required.
- Fosters a collaborative environment to promote continuous improvement and knowledge sharing.
- Prepares and delivers project updates and reports to stakeholders and senior leadership.
- Maintains accurate, detailed records of project activities, contracts, and financial data.
- Serves as the primary point of contact for client inquiries, ensuring a high level of customer satisfaction.
- Collaborates with internal departments to align construction efforts with broader organizational goals.
- Cultivates strong client relationships by providing clear communication, regular updates, and promptly addressing concerns throughout the construction process.
- Performs other duties as assigned.
EDUCATION & EXPERIENCE
- Bachelor's Degree in Construction Management, Architecture, Civil Engineering, Project Management or related field.
- A minimum of five years' related experience in project management and/or construction is required.
- At a minimum, OSHA 10-Hour Construction Safety Certification is required or must be obtained. OSHA 30-Hour Construction Safety Certification is preferred.
- Advanced certifications such as LEED Accreditation, Certified Construction Manager (CCM), or Project Management Professional (PMP) preferred.
KNOWLEDGE, SKILLS & ABILITIES
- Strong understanding of construction methods, materials and best practices.
- Comprehensive knowledge of project management principles, including scheduling, budgeting and resource allocation.
- Proven expertise in local, state, and federal building codes, regulations, and safety standards, including OSHA requirements.
- Strong understanding of value engineering techniques and their application in construction projects.
- Knowledge of industry specific compliance requirements.
- Proficiency in construction management software and tools, including Procore, Yardi, Bluebeam, and Microsoft Office products.
- Skilled in leading and managing diverse teams, including contractors, subcontractors, and internal personnel.
- Strong organizational skills with the ability to multitask and prioritize tasks effectively.
- Excellent verbal and written communication skills for effective interaction with clients, vendors and stakeholders.
- Excellent time management skills with a proven ability to meet deadlines.
- Proficient in contract negotiation, vendor management, and dispute resolution.
- Strong analytical and problem-solving skills.
- Detail-oriented with a commitment to delivering high-quality work within established deadlines.
- Ability to read and interpret blueprints, schematics, and technical documents.
- Ability to adapt to a fast-paced and dynamic work environment.

Work will be performed both in an in-office environment and at various job sites.
In-office environment:
- Extended periods of sitting at a desk or workstation while performing job-related tasks.
- Office-based environment with standard office equipment and ergonomic furniture.
- Regular use of computers and other office equipment, requiring manual dexterity and visual concentration.
- Mobility within the office environment to attend meetings, training sessions, or other events.
- Exposure to typical office noises such as phone calls, conversations, and office equipment operation.

- Local travel will be required between project locations to ensure effective coordination and management of construction activities.
Jobsite environment
- Must be able to traverse and inspect all areas of jobsite in all types of weather; this may include walking on uneven terrain, climbing ladders, reaching, bending, crawling through confined spaces, or stretching to reach elevated spaces.
- Must adhere to company safety policies and industry standards for personal protective equipment (PPE) when on site.
- Occasionally required to lift and/or move up to 50 pounds.
- Exposure to characteristic construction site dangers.
- Must be able to visually inspect equipment, buildings and properties.
Compensation details: 80000-120000 Yearly Salary
