About the Job
Responsibilities:
- Conduct in-depth reviews of project plans, requirements, and specifications to establish a thorough understanding of each project. Develop a detailed scope of work and accurately estimate material, labor, and equipment costs specifically for demolition, carpentry, and drywall trades.
- Evaluate the constructability and material requirements outlined in project documents, and propose value engineering solutions as needed to enhance project efficiency and cost-effectiveness.
- Prepare precise quantity takeoffs and comprehensive cost estimates, utilizing self-perform production-based methods or unit price conceptual estimating, transitioning from preliminary documents through to final construction plans.
- Solicit, analyze, and compare bids/quotes from various vendors and suppliers to ensure competitive pricing and quality materials.
- Foster and maintain strong vendor relationships, negotiating advantageous purchasing rates with preferred suppliers to optimize project budgets.
- Develop and prepare estimates tailored to diverse contract delivery methods, ensuring compliance with all relevant project requirements.
- Collaborate with the project management and field operations teams to review vendor quotes and estimates prior to bid submission, providing strategic recommendations.
- Make informed award recommendations for materials and equipment for self-performed work, ensuring alignment with project goals.
- Work closely with the Field Operations Team to benchmark and reconcile production rates, addressing and resolving any field-related issues promptly.
- Research, prepare, and manage Requests for Information (RFIs), submittals, and change orders, ensuring clear communication and documentation throughout the project lifecycle.
- Organize and maintain a comprehensive historical cost database for accurate future estimating.
- Monitor weekly production on active projects and actively participate in weekly Field Operations meetings to promote continuous improvement.
- Conduct site visits and project walk-throughs to maintain oversight and ensure project alignment with initial estimates.
- Facilitate a seamless transition of projects from the budget/bid/estimate phase to active construction, collaborating closely with the Operations team.
- Oversee and evaluate self-perform estimates prepared by the Operations and Estimating staff, ensuring accuracy and compliance with project standards.
- Manage multiple estimates across various project types and market sectors, demonstrating flexibility and adaptability in your approach.
- Assist in the development and adherence to detailed project schedules, ensuring timely project completion.
Requirements:
- A Bachelor's degree in Construction Management, Engineering, or a related field is preferred.
- A minimum of 5 years of experience in estimating and construction project management is required, with a background in subcontracting considered a significant advantage.
- Ability to thrive in a fast-paced, dynamic environment while meeting critical deadlines.
- Self-motivated with exceptional problem-solving and communication skills, capable of navigating challenges with a proactive approach.
- Experience working within a flexible estimating environment, adapting processes to meet specific project needs.
- Proficiency in construction-related hardware and software, facilitating effective project management and estimation.
