Community Sales Manager (The Banks)
Summary
The Community Sales Manager is responsible for the overall sales performance for The Banks. This individual manages the leasing team and leads the sales strategy for The Banks. Strong collaboration is essential to ensure that the sales execution and the administrative functions align. This is a management position. As the basis for leadership, the Community Sales Manager shall implement the 7 Core Values that Crawford Hoying has established to maintain its desired culture.
Job Responsibilities (responsibilities may include but are not limited to the following)
Leadership
- Manage direct reports by implementing the 7 Core Values established by Crawford Hoying
- Lead, teach, and train the leasing team on sales techniques and customer service
- Provide leadership to direct reports through all stages of employment, including recruitment and hiring, teambuilding, resolving personnel issues, and applying disciplinary procedures
- Prepare annual reviews, set goals, and implement personal development plans for department members
- Motivate team members to participate in classes and training
- Approve schedules, timecards, workloads, and paid time off
- Take responsibility for work product by team members
- Oversee the Community Services Specialist's work by ensuring that all receivables are handled according to defined standards, all resident ledgers and accounts are accurate, delinquent accounts are resolved according to company standards, all invoices are accurate and submitted in a timely manner, and lease applications are reviewed for approval and verification
- Oversee the leasing process at The Banks and set sales goals that support the company's business objectives
- Set leasing office vibrancy expectations by “hosting the party”; ensure the office is open as advertised
- Monitor the sales pace to make sure that the leasing team is keeping up with the market; make adjustments as needed
- Under guidance from the District Property Manager for The Banks, make recommendations for strategic pricing and promotional specials to ensure sales pace expectations align with the budget
- Send all resident email and text communication
- Collaborate with the Marketing team on implementing marketing vehicles
- Manage the renewal process and follow percentage increase expectations per budget
- Work closely with the District Property Manager on the budget process
- Teach the sales process to the leasing team, including giving tours, understanding marketing paths, mini model RealPage training, and new lease and application training
- Mange the welcome gift process for new residents
Sales
Physical Asset Management
- Work closely with the Facilities Manager to ensure that operational needs being met
- Oversee the Community Services Specialist in managing the move-in/move-out inspection process
- Assist the Facilities Manager with the TurnIt process and scheduling
- Ensure the highest level of curb appeal
General
- Respond to and collaborate with peers in a timely and supportive manner
- Identify patterns and problem areas and make recommendations to management on areas of improvement
- Effectively prepare for meetings (e.g., create an agenda, provide work product and reading materials, create a collaborative discussion environment, assign and follow up on tasks)
- Assist with legal proceedings and evictions as needed
- Conduct all duties in accordance with company Fair Housing regulations, employment law, the Fair Credit Reporting Act, EPA and OSHA regulations, and all other laws pertaining to residential property management
- Perform other duties as assigned

Preferred Knowledge, Skills, Education, and Experience
- 3-5 years of managing a property, or comparable industry experience
- 1-2 years of personnel management
- Ownership of operational results, sales, and marketing
- Understanding of accounting principles and budget processes
- Strong analytical, organizational, problem-solving, and multitasking skills
- Proficiency with Microsoft Office products
- Excellent oral and written communication skills
- Exceptional customer service and ability to develop a rapport with people
- Negotiation and conflict-resolution skills
- Ability to give clear direction and respond to inquiries
- Project management skills, including planning, organizing, and coordinating tasks
- Valid driver's license
Work Environment
The Community Sales Manager works onsite at a residential community and interfaces with external and internal customers, residents, and vendors on a regular basis. The work schedule varies depending on the property. Hours are typically 9:00 am to 6:00 pm and may include weekend days to provide leadership support to the leasing team. The Community Sales Manager must be available to work overtime, as needed, and must be flexible and readily available, depending on the needs of the property.
Reporting Structure
The Community Sales Manager reports to the District Property Manager for The Banks and oversees the leasing team.
Physical Requirements
The Community Sales Manager's physical condition must be sufficient for the consistent and successful completion of the responsibilities defined for this position. This position frequently requires standing, walking, sitting, reaching with hands and arms, stooping, kneeling, crouching, or crawling. This position may require lifting and/or moving up to 25 pounds. The Community Sales Manager must be able to occasionally drive during the course of work.
