Job Details
Job Responsibilities:
- Ensure compliance with State and CAL-OSHA regulations by posting mandatory notices and conducting safety meetings before work begins.
- Document existing building conditions, noting any damages, prior to the start of work.
- Communicate scheduling and access requirements to clients and building managers.
- Coordinate layout with subcontractors by interpreting plans and specifications.
- Schedule and manage subcontractors and client vendors.
- Collaborate with landlord representatives and operating engineers for seamless coordination involving landlord vendors and base building systems.
- Work closely with project designers and engineers to obtain layout and mock-up approvals.
- Coordinate material deliveries and maintain organization at the job site.
- Ensure compliance with safety protocols and regulations, including the proper use of Personal Protective Equipment.
- Maintain fully stocked first aid kits, emergency evacuation plans, and injury/illness prevention plans on site.
- Keep accurate daily logs documenting manpower, scheduling needs, communications, inspections, approvals, deliveries, change requests, delays, accidents, or near misses.
- Communicate project needs and schedule updates to Project Managers and support staff regularly.
- Manage subcontractor requests for changes and extra work, seeking prior approval from Project Managers and tracking associated costs.
- Schedule and track the time of non-exempt HBC field personnel.
- Conduct continuous inspections to ensure subcontractor work adheres to specifications and quality standards.
- Facilitate on-site inspections with relevant authorities as required by project documents and codes.
- Ensure accuracy of subcontractor documents on site, including project Bulletins and approved shop drawings.
- Hold weekly on-site foremen's meetings with subcontractors to coordinate work.
- Attend weekly client meetings to communicate project status and address any relevant needs.
- Coordinate day-two and punchlist work to ensure timely project completion and client satisfaction.
Requirements:
- Minimum of five (5) years of experience in a Superintendent or equivalent role on commercial construction projects, preferably in Class A commercial TI, creative office, and tech space.
- High school diploma or equivalent required; Bachelor's degree or relevant certification preferred.
- Ability to read and understand architectural and engineered plans, details, and specifications thoroughly.
- Trade-specific knowledge of carpentry, mechanical, electrical, plumbing, and finishes to ensure compliance with design requirements.
- Proficiency in building codes, OSHA requirements, subcontracts, project schedules, submittals, RFIs, and similar documents.
- Proficient in Microsoft Outlook, Excel, Word, and Adobe; experience with MS Project, Procore, or similar project management software preferred.
- Preferred certifications in OSHA-30, first aid, CPR, LEED, or similar accreditation.
