The Estimator is responsible for the preparation of bids and proposals. This role determines the cost associated with completing the scope of work. The estimating team assumes overall responsibility for the preconstruction stages of each project.

Essential Job Functions
- Manages to estimate process through initial solicitation prequalification of subcontractors, bid evaluation process, and award.
- Assumes overall responsibility for the preconstruction stage of each project and provides preconstruction oversight.
- Identifies tasks to be accomplished to satisfy contractual requirements.
- Prepares budgets and estimates for all stages of construction design from concept through final construction stages.
- Coordinates pre-construction stages to identify trades for solicitation and select subcontractors.
- Coordinates with the departmental team so that each member involved knows responsibilities and deadlines.
- Demonstrates proficiency in scheduling complete preconstruction efforts, including estimating milestones, and durations, identifying long-lead items, etc.
- Develops and writes all bid packages and subcontractor scope of work.
- Performs value engineering and life-cycle costing.
- Establishes and fosters positive long-term relationships with all business partners, including owners, architects, engineers, and subcontractors.
- Responsible for providing the client with accurate estimates, qualifications, and value engineering.
- Ability to adapt to different strategies and complete many types of bids, including complex bids, negotiated bids, and budgetary proposals.
- Mentors/teaches junior estimators and administrators all aspects of the preconstruction process.
- Responsible for working safely, both for self-protection and protection of co-workers, by supporting all Company safety efforts.
- Other duties as assigned.
Education, Experience, and Skills
- 5 years of estimating experience in commercial construction.
- High school diploma or equivalent.
- Experience with projects in the retail, fast-casual dining, quick-service dining, and hospitality sectors is preferred.
- Ability to read and understand plans and specifications.
- Demonstrates strong communication skills internally with the construction management team and externally with the owner, architect, engineer, and subcontractors.
- Ability to lead a project team.
- Ability to complete large projects and complex, competitive bid projects.
- Motivated team player with a strong work ethic and desire to learn.
- Must have excellent organizational and time management skills to manage multiple projects while meeting deadlines.
- Demonstrates solid analytical, mathematics, and critical thinking skills.
- Proficient with computers and familiar with Microsoft Software Suite. Experience with PlanSwift, Adobe, and BidMail is preferred.
- Able to identify a need, remove barriers, and know how to make things happen.
- Values diversity of ideas, opinions, and people. Has good common sense and applied logic.
- Must possess or obtain an appropriate state driver’s license before employment, a clean driving record, and reliable transportation.
Cirks Construction Inc. (CCI), dba KDC Construction, offers a competitive salary/hourly range of $90,000 to $140,000 per year – while considering the candidate’s experience and a comprehensive benefits package for full-time employees:
