About the Job
The Chief Engineer will serve as Core’s on-site point of contact and act as a liaison with the client Property Management Team. He will perform engineering and mechanical services required for the safe and efficient operation of the building equipment and systems in a manner conducive to management’s operating objectives. His duties will also include but not be limited to:
- Responsible for the organization and functioning of the Maintenance Engineering Department
- Required to maintain active contact with personnel with the purpose of promoting high performance standards in all maintenance activities.
- Oversee preventive maintenance inspections/repairs as mandated by local municipalities and per building/client requirements on systems such as fire suppression and sprinkler systems, fire extinguishers, backflow prevention device testing, and, if qualified, HVAC systems.
- Responsible to assist in the development, Management and implementation of the PM program (CMMS)
- Coordinate with Management in the development and assignment of work schedules.
- Provide daily, weekly and monthly reports to Management on the activities of the Engineering Department
- Assign work orders to work force, prepare time sheets and sign off on all worked perform
- Promote programs for the orientation and on-the-job safety training for new employees and sub- contracted staff
- Responsible for the coordination and inspection of all outside Sub-contractor activities
- Direct the operation of all safety regulations and programs
- Establish adequate controls necessary to secure minimum maintenance costs for maximum operating efficiency
- Responsible for periodically checking the work performance of all maintenance personnel and for promoting and implementing methods to affect a high level of performance standards
- Responsible for coordination of all maintenance departments’ efforts with Management including non-routine requirements requested by Management
- Responsible for reporting to management on any proposed changes in staff shift assignments, overtime requests, vacation scheduling, worker absenteeism, disciplinary actions and other personnel matters
- To coordinate efforts in the event of a building emergency and to protect the building’s equipment and tenants. If Management is not available at the time of an emergency, he is to take what action is necessary to correct the situation
- Routinely evaluate performance of personnel to meet the maintenance department’s objectives
- Maintain a good record keeping system relevant to all personnel and maintenance matters
- Interface with Fire Department or Fire Insurance Carrier in providing for a safe building environment
- Execute repairs and maintenance of all systems that support the complex (i.e.; plumbing/bathrooms/lighting/painting/etc.)
- Respond to tenant calls for all facility management and operational issues
- Ensure the integrity and operation of all equipment and systems detailed in the RFP
- Report all incidents, accidents, etc. to Corporate Offices
- Execute other objectives as defined by Management
Qualifications:
- High School Diploma or equivalent
- Minimum of 10 years of experience in building maintenance and HVAC systems.
- Previous supervisory experience is required.
- Universal CFC certification required. Certifications/licenses as may be required by local or state jurisdictions.
- Must maintain a valid driver license.
Skills and Abilities:
- Strong knowledge of HVAC systems, building operations, and maintenance procedures.
- Excellent leadership and team management skills.
- Ability to read and interpret blueprints, schematics, and technical manuals.
- Strong problem-solving and troubleshooting skills.
- Excellent communication and interpersonal skills.
- Proficiency with computer systems and maintenance management software.
