The Building Owner Chief Engineer oversees all aspects of building operations, maintenance, and engineering systems in a pharmaceutical facility. This role ensures the efficient and safe operation of building systems and implements strategies to optimize building performance and sustainability.
Primary Responsibilities:
- Oversee the operation, maintenance, repair of all building systems and project support, including HVAC, electrical, plumbing, fire/life safety, elevator systems, Automatic Systems and Facilities.
- Act as F&E Liaison with Functional Area Occupying the building, manage escalations to/from F&E, IFM, SO and Areas.
- Support Continuous Improvement and Productivity initiatives, programs, and projects.
- Coordinate activities such as maintenance, shutdowns, systems improvements, repairs, inspections, and walkthroughs.
- Prioritize any activity that requires immediate attention due to safety or regulatory risk.
- Ensure Building Systems are working properly and responsible of contacting the resources) needed to minimize downtime.
- Develop and implement preventive maintenance programs to ensure optimal performance and longevity of building equipment and systems. Support GLAM Program.
- Coordinate the activities of maintenance staff, contractors, and vendors.
- Ensure housekeeping in the facility and its surrounding is adequate. Complete zone inspections activities.
- Ensure compliance with local, state, and federal building codes, safety regulations, and environmental standards.
- Implement energy management and sustainability initiatives to reduce costs and environmental impact.
- Respond to and manage emergency situations related to building systems and safety.
- Maintain accurate records of building systems, CMMS, maintenance activities, and regulatory compliance.
- Collaborate with property management and other departments to address tenant/occupant needs and concerns.
- Stay current with advancements in building technologies and industry best practices.
- Oversee building renovation and improvement projects.
- Demonstrate technical expertise in HVAC maintenance & troubleshooting and be multiskilled in other areas (pipe fitting/plumbing, electrical) in order to successfully complete work assignments.
- Work independently and as a team and serve as a role model for supporting team members.
- Ensure that the SOPs for the facilities are well-understood amongst the maintenance team who perform work on the building’s critical infrastructure.
- Collaborates with various departments to obtain necessary approvals and support for permanent and temporary building changes, ensuring alignment with the client's protocols and standards.
Qualifications:
- Associate Degree or Licensed Technical in an engineering discipline or equivalent work experience. Bachelor's degree in Mechanical or Electrical Engineering, Facilities Management, or related field preferred.
- 5+ years of experience in facilities management or building engineering.
- Intermediate level of English.
- Willing to work special activities and project support after hours, weekend and holidays if required.
- Strong knowledge of building systems, including HVAC, electrical, plumbing, and automation systems.
- Familiarity with building management software and energy management systems.
- Experience with budget management and project planning.
- Excellent problem-solving, communication, and leadership skills.
- Knowledge of relevant building codes, safety regulations, and environmental standards.
- Experience with sustainability practices and energy conservation methods.
- Proficient with Microsoft Office products (TEAMS, Outlook, Word and Excel).
- Effective use of CMMS to maintain KPI requirements
- Excellent internal and external customer service skills
- Communicate well with varying levels of staff, contractors/vendors and customers both verbally and in written form.
- Experience in critical facilities, lab environments, and utilities environments is required.
