Position: Business Manager
As a Business Manager, you play a pivotal role in the success of our multi-million-dollar apartment community business. You'll serve as the second-in-command to the Community Manager, responsible for rent collection, move-in/move-out inspections, community inspections, training, and sales, all aligning with our company policies.
About this opportunity:
- Location: Dream Kutztown, 2200 Lifestyle Lane, Kutztown, PA 19530
- Schedule: Monday through Friday, 9:00 AM - 6:00 PM. Saturdays on rotation.
- Compensation: $48,000 -$55,000 annually plus bonus (based on experience)
What We're Looking For in a Business Manager:
- Proven ability to maintain a delinquency rate of less than 2% through respectful rent collection.
- Strong focus on resident retention, leasing, and renewals at market rates.
- Exceptional customer service skills, including overcoming objections.
- Meticulous attention to detail in lease document completion, rent collections, and apartment inspections.
- Track record of achieving results while upholding core values.
- Excellent verbal and written communication skills.
- Multiple years of multifamily property management experience.
- Solid analytical skills, including working with income and financial statements.
- Demonstrated empowerment, accountability, and goal achievement.
- Familiarity with AppFolio, G-suite, and Microsoft Office is a plus.
What you will do as a Business Manager:
- Act as the key contributor to achieving all management company goals at DLP Kutztown.
- Assist the Community Manager in ensuring residents adhere to company and leasing policies, timely rent collections, and smooth community operations in their absence.
- Aid in meeting economic occupancy goals through effective leasing, marketing, training, and apartment inspections.
- Foster positive resident relations and community building.
- Ensure timely rent collection and address delinquencies to maintain a delinquency rate of 2% or lower.
- Uphold respectful, ethical, and professional communication and interactions with residents, teammates, and contractors.
- Supervise leasing operations and conduct training to enhance sales team performance.
- Verify lease paperwork is accurately completed and stored in the AppFolio CRM system.
- Manage property operations, including service, rent collection, paperwork, renewals, and data entry into the CRM system.
- Handle vendor relationships, including purchase orders and invoice processing.
- Regularly inspect community areas and apartments to maintain their condition.
- File on delinquent residents and attend eviction or court hearings when necessary.
- Ensure lease and contract files are accurately prepared upon application approval.
- Initiate and execute lease renewals, ensuring accurate paperwork and resident communication.
