The Job Details are as follows:
Responsible for the physical facilities consisting of 675,000 square feet in five (5) building complexes situated on 100 acres. Provides technical expertise in the following areas; high voltage and low voltage switching equipment; HVAC; heating boilers; UPS equipment; general office equipment and kitchen equipment. Has maintenance responsibilities for Building Automation system, security equipment (cameras), lawn equipment and company vehicles. Plans, organize, directs and participates in the activities of the Facility Maintenance Technicians to complete assigned tasks. Assist the Facilities Manager in compiling, controlling and making recommendations to the operating and capital improvement budgets.Responsible for providing for a safe and highly reliable environment to support OCLC business operation. Works with equipment within OCLC campus, i.e., electrical, HVAC. OCLC’s 24X7 operation mandates a high level of attention to detail and extreme caution is to be taken in carrying out theses duties – there is very little room for error in this environment without significant impact to staff safety or corporate operations. Must be able to work with a wide variety of equipment and documentation from different vendors. Must be responsive to all requests. Incumbent is expected to maintain a state-of-the-art knowledge of building technologies and their use within OCLC campus facility through on-the-job training and regular participation in corporate-sponsored continuing education programs.
Responsibilities:
- Provides daily organization, planning, supervision and direction to the Facility Maintenance Technician staff by assigning various jobs, assuring instructions are understood and performing follow-up action where appropriate.
- Directly involved in maintaining and/or repairing a vast array of building mechanical equipment and systems as necessary and in an on going basis with specific priority to the data center operations. Maintains a log of all trouble areas and assigns priorities to the work force, completes requested work in a minimal time frame. Confers with the Facilities Manager on serious and critical problems.
- Assures the physical facilities and grounds of OCLC are free from safety hazards which might endanger the OCLC staff and property. Certifies and maintains the physical facilities and grounds in compliance with: OSHA standards; ADA and other federal regulations; local and state building codes. Assures fire equipment for OCLC owned and leased buildings and grounds are certified, working and in adequate quantity to contain fires until proper fire equipment arrives.
- Monitors the temperature throughout OCLC owned buildings to assure proper environment conducive to good productivity is maintained in accordance with existing and future Department of Energy standards and regulations. Responsible for implementing and scheduling a preventative maintenance program and assuring that it is carried out.
Requirements:
- Requires an Associate Degree in a mechanical/ electrical discipline or an equivalent academic/ experience combination.
- Requires a minimum of seven (7) year’s experience in a broad based job related experience.
- Requires an in-depth knowledge of micro controlled logic.
- Requires experience with computerized building automation and security access systems.
- Requires an in-depth knowledge of air conditioning, electrical, plumbing, heating, controls, exterior and interior building repairs and landscaping.
- Requires Refrigerant Recovery/Recycle Certification.
- Must possess knowledge of the operation of tools used in the performance of maintenance and repairs.
- Must possess the ability to determine the most cost effective and timely repair and preventative maintenance of building equipment.
- Must be able to organize, plan and supervise the personnel involved in the maintenance function.
