Job Summary:
The BMS Operator is responsible for overseeing the operation and maintenance of the Building Management System (BMS), which controls various building systems such as heating, ventilation, air conditioning (HVAC), lighting, and energy management systems. The role includes real-time monitoring, troubleshooting, and ensuring that building systems are operating efficiently and within set parameters.
Key Responsibilities:
Monitor and Operate BMS: Constantly monitor building management systems, including HVAC, lighting, electrical, and fire safety systems, through the BMS platform to ensure proper operation. Manages assigned work to meet professional and efficient execution of time and customer satisfaction. Reports problems or changes to management immediately. Interfaces with branch manager, service manager, service project manager or subcontractors on projects to coordinate activities as required in an ethical and professional manner.
System Diagnostics: Perform diagnostics and troubleshooting of BMS systems to resolve any malfunctions or alarms. Work closely with the maintenance team to coordinate repairs and minimize downtime.
Alarms and Faults Handling: Respond promptly to system alarms, faults, and alerts. Investigate the cause and take appropriate action to resolve or escalate issues as necessary.
Reporting: Generate and maintain reports related to system performance, energy consumption, and system faults for review by management.
System Upgrades and Configuration: Assist in configuring and upgrading system settings as required for changes in building operations or new facility installations.
Compliance and Safety: Ensure that all building operations comply with health, safety, and environmental regulations. Adheres to all Johnson Controls and customer safety standards. Provides safety awareness while working onsite with Johnson Controls subcontractors
Technical Support: Provide technical support for facility teams and occupants regarding the operation of the BMS and other building systems.
Emergency Response: Act as the first point of contact in case of BMS-related emergencies and ensure systems are restored to normal operation in a timely manner.
Required Skills and Qualifications:
Technical Knowledge: Proficiency/ Knowledge of control theory, automatic temperature controls, building automation systems and other building subsystems.
Experience: 0-2 years of experience as a BMS operator or similar role in facility management.
Communication Skills: Ability to clearly communicate system statuses, issues, and resolutions to both technical and non-technical personnel. Demonstrate effective writing skills as well as understanding of programs and software applications.
Problem Solving: Strong troubleshooting skills to resolve issues related to system faults or inefficiencies.
Attention to Detail: Ability to monitor system parameters closely and act quickly in case of deviations.
Teamwork: Ability to work closely with the facility management team, technicians, and external contractors.
Certifications: Certification in HVAC or related systems (preferred).
Software Skills: Familiarity with BMS software platforms such as Trane, Honeywell, Siemens, or Schneider Electric systems.
Educational Requirements:
Diploma/Associate’s Degree in Mechanical Engineering, Electrical Engineering, or a related field.
Certification in HVAC or BMS operation is an advantage.
Work Environment:
- The role involves working in a control room environment with occasional physical inspection of building systems on-site.
- May require working in shifts, including weekends and holidays.
