Commercial Property Management Company seeking fulltime Maintenance Technician for mid-rise office building in Doral, Florida.
The ideal candidate will be a hands-on individual with an exceptionally high level of initiative, motivation and leadership capabilities. The Maintenance Technician is responsible for performing preventative maintenance and operations which include, but are not limited to, HVAC, energy management, plumbing, electrical and life/safety systems. He/she must conduct themselves in a professional manner at all times to reflect the high standards of the company.
Duties and responsibilities also include, but are not limited to, the following:
Responsibilities • Strong background in all aspects of maintenance and repair including, but not limited to, mechanical, electrical, plumbing, painting, etc. Strong problem-solving skills. Must be able to define problems, establish facts and proceed quickly to resolution. • Proactive and capable of working independently, but also work well with others to promote a team mentality. • Act as primary contact for all tenants and vendors including after hours and weekend emergencies. • Ability to obtain and review proposals for all aspects of the property. • Review construction contracts and supervise all major construction and capital projects • Perform routine building and grounds inspections to ensure a well maintained appearance of both the interior and exterior of the property. • Receive work orders from tenants and promptly resolve any issues, including coordination of vendor involvement, as appropriate. • Supervise all vendors to ensure the property is performing at its best and ensure cleanliness. • Coordinate all monthly, quarterly and annual inspections (i.e. fire sprinkler, fire extinguisher, emergency lights, backflow, irrigation, roof, etc.) with minimal disruption to Tenants (includes after hours inspections if necessary). • Responsible for inventory control and purchasing. • Must have basic handyman/maintenance tools. • Other duties and responsibilities as requested by Property Manager.
Qualifications and Requirements • Detail-oriented and strong communication skills, both verbal and written • 5+ years experience on mid-rise or similar engineering experience • Knowledgeable in computers, fire alarm systems, HVAC and energy management systems
Employee will be on-call 24/7 to respond to emergency situations such as fire alarms, power failures, elevator entrapment, lockouts, flooding and natural disaster preparation/recovery.
