Job Details
Qualifications:
- 3+ years of direct experience maintaining facilities and HVAC systems
- City of Providence Stationary Engineer's License is preferred but not required
Scope of Responsibilities:
- Perform preventative maintenance and general repairs on HVAC equipment, plumbing, and electrical systems
- Complete tenant service requests/work orders in an efficient, timely manner; complete all associated paperwork
- Interface with tenant representatives; develop and maintain positive and proactive tenant relations
- Conduct seasonal change over of HVAC equipment and ensure equipment start up and operation at maximum efficiency
- Troubleshoot and repair all MEP system problems; make recommendations to Property Manager
- Coordinate purchase of materials for building MEP operations, including light bulbs, snow removal supplies, tools, HVAC/electrical/plumbing material and supplies utilized in conjunction with the maintenance of the buildings
- Maintain computerized or manual logs, which detail the preventative maintenance work performed
- Make required repairs to all building systems; notify Property Manager of repairs required which fall outside of ability level or available time
- Coordinate and oversee snow removal as required
- Coordinate with utility companies to assist in access for utility meter readings
- Conduct daily building walk-throughs to maintain appearance and operation of buildings - replace lighting, adjust doors, ensure cleanliness as required
