The Building Maintenance Engineer is a critical member of the teams’ commercial real estate management team. The individual will work closely with the real estate managers, accounting team and owner, often as the face to the tenants in the buildings, to ensure that buildings are maintained, its tenants receive superior service, and that special projects are handled professionally, timely and within budget. This role reports to the Operations Manager.
Essential Duties:
• Complete routine inspections, maintenance, and repairs for managed properties (could include external ground and building maintenance or internal building maintenance/tenant suites).
• Complete construction and maintenance assignments at managed properties to include building inspections, framing/drywalling/taping/finishing, painting, door hardware/installation, acoustical ceiling repair/replacements, routine plumbing and electrical repairs, and other general carpentry and maintenance requests.
• Identify preventive maintenance and deferred maintenance needs, perform building repairs and annual inspections, and supervise other operational programs necessary to ensure the upkeep and capital preservation of real estate assets.
• Identify needed work and track forecasted work per property and tenant suite. Communicate details to Owner (as requested) Operations Manager, Real Estate Manager and Operations Assistant.
• Work closely with Real Estate Managers to support the management of their assigned properties inclusive of managing vendor relationships; obtaining, reviewing, presenting, and negotiating (when asked) contractor bids; and providing input regarding the proper maintenance to ensure the longevity of the building.
• Review contractor work for quality and workmanship in the best interest of team, the building owners, and tenants occupying the buildings
• Manage small projects (construction bids, comparing bids, recommending to whom to award bid, managing scheduling, assisting in managing the budget, managing expectations of contractors, managing tenant communication around work (as well as staging and problem resolution) and assessing quality of work.
• Assist in the development of systems and procedures to ensure timely maintenance and upkeep of buildings, as well as to ensure landlord compliance with governmental regulations, industry standards and internal operation procedures.
• At commercial property sites approximately 85% of the time.
Required Experience and Prerequisites:
• 5+ years of well-rounded construction and maintenance experience in commercial real estate. Industry.
• Ability to communicate professionally and articulately, verbally and in writing, with team members, tenants, vendors/contractors, and management.
• Demonstrated self-discipline and accountability in managing work responsibilities.
• Proven Ability to Work Independently: Demonstrated experience in handling tasks and projects autonomously, displaying a strong record of accomplishment of completing assignments with minimal supervision while maintaining high-quality standards. This includes managing time efficiently and adapting to changing priorities without direct oversight.
• Ability to follow direction, respond flexibly when situations warrant, work independently and in a team, as well as being comfortable in an office environment and multi-disciplinary project team., communication and assessing property risks.

Working Conditions:
• Working outside and in the interior of properties within the metropolitan area and at Linvill Properties’ office.
• Physical requirements include standing, climbing, walking, sitting, stretching, driving, and lifting upwards of 50 pounds.
• After hours call availability for emergency building requests, on average 1-2 times per month, on rotation.
