About the Job
Compensation: $275 - $325 per day (based on qualifications) with potential to transition into full-time.
We provide expert safety and compliance services for construction sites across New York and Florida. We are currently expanding our team in Florida and looking for a highly qualified Inspector to conduct building inspections, appraisals, and reserve fund analyses with a specific focus on property integrity and hurricane readiness.
The Inspector will be responsible for conducting thorough property inspections, reserve fund evaluations, and appraisals, ensuring that buildings are compliant with local regulations, estimating repair needs, and providing critical assessments for condominiums, co-ops, and other residential structures. The successful candidate will need to be skilled in both property inspection and analysis, with the ability to accurately assess reserve funds and the impact of potential weather-related damage.
Key Responsibilities:
- Perform comprehensive property inspections to assess condition and repair requirements, particularly for condominiums and co-ops.
- Conduct reserve fund analyses and project future financial needs for building maintenance.
- Provide detailed property appraisals and estimate repair costs, including hurricane-related repairs.
- Ensure properties comply with Florida building codes and standards, including hurricane readiness.
- Develop and deliver accurate reports to property owners, co-op boards, and management companies.
Required Qualifications and Certifications:
- Licensed Property Appraiser: Must hold an active property appraiser license in the state of Florida.
- Certified Reserve Analyst: Experience in reserve fund analysis with the ability to project necessary funding for future repairs and maintenance.
- Certified Building Inspector: Must possess a valid building inspector license in Florida.
Preferred Experience:
- Minimum of 5 years of experience in property appraisals, building inspections, or reserve analysis.
- Experience working with condominiums, co-ops, and multi-unit residential buildings.
- Strong understanding of Florida's building regulations and the unique challenges posed by hurricane-prone environments.
