About the Job
Malace|HR is seeking a Building Engineer to oversee the physical operations of the properties with emphasis on maintaining the asset to provide the greatest return on investment for the tenants and the owners. Responsible for maintaining the property and tenant suites with emphasis on the comfort of the tenants and the continual enhancement of the property.
RESPONSIBILITIES :
- General Maintenance and Porter Work: Responsibilities include general repairs and cleaning as needed
- Repairs requiring trade assistance such as HVAC, plumbing and electrical should be reported to the Property Manager for work plans to be discussed and ordered
- Recommend modifications and changes in methods of operation and maintenance of building systems and services, including energy management controls
- Supervision of vendor and trade work: Instruct and direct all persons engaged and/or contracted to perform maintenance services and repair work on building systems as well as those performing various services under contract
- Tenant Work Orders: Responsible for general maintenance tenant work orders
- Responsibility includes an appropriate and timely response to such requests and reporting to the Property Manager when requests are not part of the services provided in the lease agreement
- Responsible to properly communicate work and procedures to tenants in a professional manner in person and on the work order system
- Preventive Maintenance: Responsible for the oversight of the full Preventive Maintenance Program
- Including work performed by tenants and vendors if that work involves building systems or code related items. Will require coordinating actual work, ensuring all work is documented in the work order system and on the work order log with accurate dates and assignees, collection of all reports and follow up to make sure any reports required to be filed with the city or state are sent
- Responsibilities also include monthly reporting to the property manager
- Duties will also include at least one annual meeting with Property Manager to review Preventive Maintenance schedules
- Emergency Response: Responsible for accepting emergency calls and responding to them following established procedures
- Includes reporting to Property Manager and collectively determining the appropriate response, especially when an after-hours call is received
- Response may at times require this position to assume a leadership role with other building personnel and vendors when their assistance is necessary
- All emergency response items will also include completion of an incident form and this position will be required to complete that when necessary
- All items should also be recorded in the work order system with a detailed account of work and time
- Work Order System: Responsible to address all work orders, including providing a detailed account of the request, work required and time needed to resolve the request, tenant training, and assembly of preventive maintenance schedules
- Responsible to close or comment on all works order within two weeks of receipt of the work order
- Properly communicate building information as approved by the Property Manager including announcements of new tenants, building projects, construction areas, operational changes effecting tenants, etc
- Position will also communicate to tenants the proper procedures for reporting building concerns and work requests
- Responsible to keep all common areas, stairwells, vestibules, lobby areas, and sitting areas well maintained, clean and dry, including glass, tables and counter tops, chairs floors, etc
- Work includes high dusting of HVAC vents, furniture placement and cleaning, rail cleaning etc
- Responsible to note and respond to all areas that need repair including vacant suites
