Minkoff Development Corporation ("Minkoff"), a third generation, family-owned business, focuses on the development of commercial properties (industrial, flex, biotech, office, retail) for its own portfolio in the Metropolitan Washington, DC area. Minkoff is a vertically integrated company that is responsible for all aspects of its properties, including ownership, development, general contracting, leasing, and property management. Minkoff prides itself on providing direct "hands-on" control of the various functions of a full-service, real estate development firm: Real Estate with a Personal Perspective. Minkoff is looking for a Property Manager who will be responsible for many aspects of the management and operations for part of its portfolio.
Job Summary:
It is the responsibility of the Property Manager to oversee the accounting, administration, operation and maintenance of the physical property. This is a customer service and financial based position that requires the Property Manager to not only interact with tenants and outside vendors, but also with departments within Minkoff. Strong communication and financial skills are required to perform effectively within our system.
Requirements:
- At least 5 years of commercial real estate property management experience.
- Excellent verbal, written communications, financial and leadership skills.
- Acute attention to detail and self-motivated/disciplined.
- Strong problem solving and analytical proficiency.
- Strong organization, time management skills and ability to multi-task in a fast paced and growing environment.
- Experience supervising an in-house maintenance team.
- Experience working with third party vendors and contractors.
- Proficient computer skills in Microsoft office.
- Yardi experience is a plus.
- Unrestricted authorization to work in the United States.
- A vehicle for transportation during working hours. Minkoff will reimburse for vehicle expenses.
General Responsibilities:
- Strong financial background to create, manage, and reconcile budgets.
- Maintain excellent tenant relations through regular communication.
- Identify and correct issues in a professional, timely, constructive manner.
- Coordinate and track tenant work requests as well as tenant move-ins and move-outs.
- Develop, manage, and reconcile annual operating and capital budgets.
- Review and approve all property invoices for assigned buildings.
- Coordinate collection efforts with accounting and legal departments to ensure prompt rental payments.
- Be knowledgeable of the terms of each lease and ensure that both tenant and landlord obligations are met.
- Maintain accurate building, tenant, lease, and vendor files.
- Bid, negotiate, and manage all property contracts with service vendors.
- Regularly inspect the properties and supervise maintenance staff to ensure that company operating standards are met.
- Work with maintenance staff to plan, schedule and monitor all preventative maintenance programs.
- Provide emergency on-call service to respond to problems that occur after hours and provide direction to maintenance personnel and/or vendors.
Compensation:
Salary will be commensurate with experience and qualifications.
Job Type: Full-time
Pay: $75,000 - $95,000.00 per year
