Compensation RangeThe base pay scale for this position is $58,000.00 - $88,000.00. In addition, this position will be eligible for additional benefits consistent with the role. The salary of the finalist selected for this role will be determined based on various factors, including but not limited to: scope of role, level of experience, education, accomplishments, internal equity, budget, and subject to Fair Market Value evaluation. The hiring range listed is a good faith determination of potential compensation at the time of this job advertisement and may be modified in the future.

Reporting Structure: This position reports to the Director of Construction.
Role:
As the demand for services at HSS continues to grow, HSS is seeking a dynamic individual to fulfill a unique opportunity to assist in the continued strategic growth of our organization.
Working collaboratively with the Project Development, Planning, Design and Construction (PDC) team, this individual will support the management of the design and construction for complex built-environment projects involving one or more facilities. The PDC team develops and oversees the execution of the organization's strategic facilities master plan, including programming, architectural studies, design, construction, and associated infrastructure upgrades. The team's work creates state-of-the-art spaces that support HSS's unparalleled patient outcomes and position as the world leader in musculoskeletal health.
In this role, the Associate Project Manager (APM) will often act as the primary liaison with other teams working on both new construction and renovation projects across multiple sites and be responsible for reporting out progress. Additionally, the APM will provide support with project management functions in order to extend the bandwidth of more senior project managers during critical periods of a project and to expose the APM to new aspects of project management to aid in their professional development.
Day-to-day activities and responsibilities for their work, primarily in the healthcare environment, include but are not limited to:
Project Development:- During project development, assist PDC leadership with activities supporting the planning and feasibility, development of programming, estimates, and conceptual schedules
- Track and report project progress
- Conduct administrative duties, such as setting up meetings, drafting invoices and drawing estimates
- During project delivery, with support from senior project managers, refine project definition and scoping, budget and schedule development and manage these elements throughout the project lifecycle
- Liaise with in-house stakeholders including Materials Management, IT, AV, Security, and the Brand Team for the purchase of furniture, equipment, and signage
- Coordinate and schedule work with other departments with particular attention to minimizing disruptions to patient care
- With support from more senior project management staff and Directors:
- Manage requests for qualifications, bidding, and contracting with architects, consultants, and general contractors, and construction managers
- Assist in the process for monitoring contractors' safety management programs including personal protection equipment (PPE), interim life safety measures (ILSMs) and infection control risk assessments (ICRAs)
- Assist in the process for review and approve applications for payment, change orders, and purchase requisitions
- Schedule shut-downs, tie-ins, and in-house activities with the Facilities Engineering team
- Under the direction of the more senior project management staff, perform field inspections of on-going construction projects to ensure that contractors and other vendors are performing work on-schedule, within budget, and in accordance with the contract documents and HSS facilities standards
- Coordinate move-in activities with user departments and the support of the PDC Activation and Transition Planning team
- Perform other duties assigned by the Director or project managers in an orderly and efficient manner
- Bachelor's degree (e.g., BA, BS) or equivalent combination of education and related experience
- 2+ years related work experience; construction project management or facilities operations management preferred
- Demonstrated willingness to learn, proactively build skills, and apply knowledge and experience when providing input into the project execution by understanding implications when making recommendations related to issues
- Excellent problem-solving skills and the openness to managing change and ambiguity
- Demonstrated ability to build trust and exercise influence in a complex, multi-departmental, and matrixed environment
- Demonstrated ability to balance competing priorities across multiple projects
- Demonstrated critical thinking and ability to identify and solve problems
- Able to work effectively when the way forward is not obvious, and resilient in recovering from setbacks and skilled at finding detours around obstacles
- Strong oral and written communication skills, including meeting facilitation
- Applies knowledge and experience when providing input into the project execution by understanding implications when making recommendations related to issues
- Ability and enthusiasm to learn the skills and expertise of the broader team and harnesses the relevant professionals to maximize the project's success
- Proficiency in Microsoft Office applications (MS Word, MS Excel, MS PowerPoint, Visio) and Monday.com or the ability and willingness to actively learn
