Expectations of the role:
1) This position will support our Director of Asset Management in overseeing our growing portfolio, as well as support our Director of Acquisitions as needed.
2) Hands-on, detail-oriented approach
3) Optimize the performance of each asset:
a. Assist with oversight of third-party managers
i. Develop relationships with the on-site team
ii. Develop a deep understanding of any issues that arise and the pros and cons of each available solution
b. Find solutions that maximize each investment's present value and long-term benefits
c. Collaborate with management team to boost resident retention and reduce vacancy
i. Responsible market research regarding rents, resident experience, capital projects, and general improvements
d. Assist with monitoring of expenses and variances to maximize efficiencies
e. Assist with preparation of annual budgets
f. Assist with recommendation and overseeing capital projects
g. Monitor preventative maintenance practices
4) Assist with monthly and quarterly reporting of each asset
5) Assist with underwriting
6) Assist in new acquisition due diligence
7) Be an engaged team player
8) Travel
a. Occasional (generally no more than 1-2 days per month) out-of-state travel is expected to visit out-of-state assets
. b. Chicago assets to be visited often
Qualifications:
· Prefer 3 years of Property Management and/or Asset Management or other comparable experience in the multi-family sector
· Proven business acumen
· Clear understanding of finance and financial reporting
· Thoughtful decision-making
· Bachelor’s Degree required
· Strong knowledge of Excel
· Strong knowledge of Property Management Software preferred but not required
· Strong knowledge of fair housing laws and regulations or willingness to learn
· Some travel is required.
· Superior written and verbal communication skills.
