Job Details
Job Responsibilities:
- Assist the Superintendent in documenting present building conditions, focusing on existing damage before work begins.
- Communicate scheduling and access requirements to clients and landlord representatives.
- Interpret plans and specifications to aid in coordinating subcontractor work.
- Support the Superintendent and other project staff in scheduling subcontractors.
- Collaborate with landlord representatives, including operating engineers, to coordinate work involving landlord vendors and base building systems.
- Aid the Superintendent in coordinating material deliveries and maintaining organization at the job site.
- Ensure compliance with Personal Protective Equipment usage, tools, and power as per HBC Standard Operating Procedures, State, and CAL-OSHA regulations.
- Maintain fully stocked first aid kits, emergency evacuation plans, and injury/illness prevention plans on site.
- Maintain accurate daily logs as instructed, detailing manpower, scheduling needs, communications, inspections, approvals, visitors, deliveries, change requests, delays, accidents, or near misses.
- Continuously communicate ongoing project needs and schedule updates to the Superintendent and other project staff for efficient coordination.
- Assist the Superintendent in managing subcontractor change requests and tracking time and material costs.
- Assist with quality control inspections and ensuring compliance with design specifications.
- Aid in coordinating City inspections.
- Ensure subcontractors work from approved shop drawings and submittals.
- Coordinate day-two and punchlist work to ensure project completion and client satisfaction.
Working Conditions & Physical Demands:
- Work may involve lifting or carrying heavy and awkward objects. Caution should be exercised to avoid back injuries.
- Extended periods of physical activity and walking in generally hazardous conditions may be required. Personal Protective Equipment must be worn at all times, and precautions should be taken to prevent injuries such as heat illness, eye injuries, cuts, etc.
Requirements:
- Minimum of two (2) years of experience as an Assistant Superintendent, Foreman, or equivalent position on commercial construction projects, preferably in Class A commercial TI, creative office, and tech space.
- High school diploma or equivalent required; Associates degree, certification, or relevant college coursework in construction management preferred.
- Ability to read architectural and engineered plans, details, and specifications.
- Trade-specific knowledge of carpentry, mechanical, electrical, plumbing, and finishes to ensure compliance with architectural and engineered design requirements.
- Understanding of building codes, OSHA requirements, injury and illness prevention plans, subcontracts, project schedules, submittals, RFIs, and similar documents is essential.
- Proficiency in Microsoft Outlook, Excel, Word, and Adobe required; experience with BIM, MS Project, PlanGrid, Procore, or similar project management software preferred.
- Preferred certifications in OSHA, first aid, CPR, and LEED or similar accreditation.
