As an Assistant Superintendent
Key Responsibilities:
Construction Oversight:
- Collaborate with the Senior Superintendent to plan and execute construction activities for multi-unit apartment projects.
- Ensure that construction work adheres to project plans, specifications, and quality standards.
- Monitor progress, inspect work for quality, and identify and resolve construction issues as they arise.
Subcontractor Coordination:
- Assist in the selection and management of subcontractors, ensuring they meet project requirements, schedules, and quality expectations.
- Maintain a strong working relationship with subcontractors and facilitate communication between them and the project team.
Safety and Compliance:
- Enforce and promote a culture of safety on the job site, ensuring that all workers and subcontractors adhere to safety regulations.
- Stay updated on local building codes and regulations to ensure compliance throughout the project.
Schedule Management:
- Assist in creating and managing project schedules, ensuring that work progresses on time and within budget.
- Identify potential delays and work with the project team to implement mitigation strategies.
Documentation and Reporting:
- Maintain accurate records of project activities, including daily reports, safety logs, and project documentation.
- Assist with progress reporting and updates to project management and stakeholders.
Problem Solving:
- Identify and resolve construction-related issues and challenges, working collaboratively with the project team to find practical solutions.
Quality Assurance:
- Implement quality control measures to ensure that construction work meets or exceeds industry standards and project specifications.
Qualifications:
- A bachelor's degree in construction management, engineering, or a related field is preferred but not required.
- Strong knowledge of construction methods, materials, and techniques.
- Familiarity with local building codes and regulations.
- Excellent communication, organizational, and leadership skills.
- Ability to work well in a team and collaborate with diverse stakeholders.
- Proficiency in project management software and tools.
- OSHA certification or other relevant safety certifications.
