Qualifications:

   Education:        

• A four-year bachelor’s degree is required.

• Previous Property Management or Managerial experience is preferred.

Duties & Responsibilities:

• The Assistant Property Manager is responsible for supporting the site Property Manager in the day to day operations and the fiscal management of the designated housing community.
• Direct and/or indirect supervisory responsibility for the property operations.
• This position will report directly to the Property Manager, District Manager and indirectly report to the Senior Vice President of Property Management.

 Job Functions:

• Responsible to regularly review all site operations for adherence to the communities Market Rate Apartment Homes.
• Provide Superior Customer Service.
• Market and present tours to prospective residents as needed.
• Oversee the leasing team in all marketing, sales, and administrative tasks.
• Improve Net Operating Income (NOI) through revenue maximization and expense controls while maintaining the physical asset.
• Supervise, monitor, and process accounts payable including posting, coding, and approving all site invoices.
• Review monthly operating statements and explain variances, as required.
• Monitor and process all rent collections.  Enforce residency guidelines, and lease enforcement.
• Institute legal action as required to ensure resident compliance. Supervise and monitor any active legal proceedings.
• Supervise turnover process (including move-in/out inspections, processing applications, and monitoring unit make-ready requirements).
• Inspect and approve all work completed by maintenance staff and/or vendors/sub-contractors (in conjunction with Maintenance Supervisor).
• Implement all corporate and property operating policies and procedures.
• Maintain company and regulatory standards for curb appeal and landscape enhancement.
• Provide quality judgment to reduce legal, liability, physical, and safety risks. Immediately address any potential liability or loss concerns.
• Investigate, prepare, and submit proper reporting of all accidents, claims, and emergency situations.
• Any and all other activities that the Property Manager, District Manager, Senior Vice President, or owners may require.
