Assistant Property Manager
Pay: Full-Time; Hourly / Non-Exempt
Reports to: Property Manager
Salary and Benefits:
$20.00 to $25.00 per hour commensurate with experience
100% Employer-paid Medical and Dental are available
Year-end Holiday Bonus paid annually.
Mileage compensation is based on IRS rates for 2025.
Essential Functions include:
The Assistant Property Manager will provide administrative support for the Property Manager and will handle the majority of the applicant and resident communication for the portfolio, along with the following responsibilities:
- Leasing properties to include input of marketing information.
- Oversee application process to include data input, coordination with the application screening company, and managing wait lists.
- May show vacant units to applicants and provide applicants with information about the home, community, and amenities.
- Coordinate and assist with move-ins and move-outs.
- Assist with property inspections, posting notices, and other out-of-office needs.
- Accept and maintain notices of intent to vacate; communicate with the manager.
- Participate in efforts to maintain resident occupancy by meeting with residents to identify and assist with resident concerns, complaints, or grievances; resolve issues or refer to the Property Manager for appropriate action or guidance.
- Provide first response to residents with property emergencies during regular business hours: availability for on-call shifts during after-hours and weekends on rotation.
- Coordinate with the maintenance department on property maintenance work orders.
- Perform general office and administrative duties including but not limited to answering the telephone, data entry, file management, checking messages and emails, and may provide front desk receptionist relief on a rotation basis.
- Management of invoices, including invoice verification, data entry, and file management.
- Collect and process resident rent payments.
- Compose and distribute flyers, notices, newsletters, and other information for residents and properties.
- Attend all mandatory training sessions and staff meetings.
- Knowledge of Washington tenant/landlord laws.
The Assistant Property Manager position will evolve, and additional duties and responsibilities may be revised/added as business needs dictate.
Experience
Proficiency in working with Microsoft Office Suite (Word, Excel, PowerPoint, Outlook)
Basic knowledge of email management and scheduling tools
Ability to write clear and professional emails, memos, and other correspondence
Strong verbal communication skills for interacting with team members, clients, and vendors
1 - 2 years of experience handling clerical duties such as filing, data entry, or managing schedules.
AppFolio, Tenant Tech, Tenant Turner and Z - Inspector Experience preferred, but not required.
PTO:
PTO is offered at 6 hours per pay period.
