About the Job
The Assistant Property Manager will be responsible for building positive relationships with prospective and current tenants. They will also oversee the timely and successful completion of maintenance requests and show properties to prospective tenants and answer all relevant questions.
Duties/Responsibilities:
- Support in the management of multi-family properties of approximately 386 units
- Professionally represent the company to all current and prospective tenants
- Manages and leads all maintenance
- Accountable to addressing all phone calls/texts
- Manages the collection of rent payments/direct deposits from all tenants
- Supports with hiring decisions on all potential staff
- Able to escalate all urgent emergency concerns
- Maintains all property rentals
- Supports in filling vacancies
- Able to strategize and execute marketing strategies to find new tenants
- Negotiates and enforces the lease of all unites
- Maintains and secures the premises
- Meet and interacts with all potential tenants, showing the property and assessing their applications
- Inspects properties and arranging for repairs and new materials as required
- Arranges contracts for maintenance, trash removal, landscaping, security, and other ongoing services
- Manages disputes with these service providers where appropriate with clear and detailed follow-through
- Investigating and resolving property complaints and rental violations
Requirements and skills
- Proven work experience as an Assistant Property Manager or similar role
- Working knowledge of industry standards and regulations
- Excellent communication skills, both verbal and written
- Strong organizational and time management skills
- Excellent interpersonal and conflict resolution skills
- A high school diploma or equivalent is preferred
- Competency in MS Office and relevant databases and software
