About the Role:
Teresharan
Partners is looking for an Assistant Property Manager to join their team. This
individual will be primarily responsible for assisting in the preparation of
tenant correspondence based on established guidelines, including late payment,
renewal, and legal notices. This person will be reporting directly to the
company President.
Responsibilities
include but are not limited to:
- Assist in managing all aspects of a building’s
occupancy and maintenance. - Communicate with tenants regarding property-related
issues. - Report the properties’ occupancy, collections, and
expiring leases - Coordinate with tenants and third parties to address
maintenance and facility needs. - Assist in arranging contracts for maintenance, trash
removal, landscaping, security and other ongoing services and manage disputes
with vendors where appropriate - Assist in creating advertising for new listings.
- Meet with prospective tenants to show properties,
conduct interviews, receive rental applications and explain terms of occupancy. - Assist in preparing lease documents from preexisting
lease formats - Collect monthly fees and maintain records of
payments and rental activity. - Work with attorneys to enforce lease terms when
necessary - Investigate and help to resolve complaints,
disturbances and violations. - Assist in paying property expenses, including taxes,
mortgages, payroll, insurance premiums and maintenance costs - Inspect properties and arrange for repairs and new
materials as required - Contribute to team efforts by accomplishing related
tasks as needed.
Ideal
Candidate:
- Minimum of 5+
years of full-time professional experience in the property management
space - Bachelor’s
degree preferred but not required - Excellent communication
and interpersonal skills - Good verbal and written
communication - Detail oriented
and highly organized - Strong customer
service skills - Skilled in time
management and the ability to prioritize tasks - Excellent
critical thinking and problem solving skills - Solid understanding
of ant-discrimination housing laws - Problem-solving
to find effective and cost efficient solutions for a variety of potential
issues - Negotiating pricing
and comparing bids - Hindi fluency is
a plus; Spanish would be a plus as well
