The Role: The Assistant Property Manager supports the Property Manager in all aspects of community management. The most successful candidates will be:

POSITION OVERVIEW: The Assistant Property Manager assists in overseeing the daily operations of the apartment community, supporting resident satisfaction, enhancing the property's value, and working closely with the property management team. This role requires flexibility in addressing needs that range from marketing to facilities management to financial reporting.
Key Responsibilities:
- Leasing and Marketing:
- Takes an active role in leasing apartments daily
- Works in CRM to contact and advance sales pipeline
- Can learn competition information and coach teammates on market conditions
- Monitors traffic sources, prospect tours, conversion ratios, current media plans, and marketing data for accurate and up-to-date information.
- Makes recommendations based on competition and community needs to maintain budgeted occupancy.
- Resident Relations:
- Assists in ensuring timely completion and follow-up of service requests.
- Builds relationships with residents, creates activities and communication channels.
- Supports resident retention programs and escalates resident concerns as necessary.
- Financial Assistance:
- Helps in adhering to the community budget.
- Assists in collecting and minimizing delinquency each month.
- Maintains accurate records of community transactions.
- Maintenance Coordination:
- Works with maintenance teams to ensure the community is maintained and appealing to renters.
- Assists in ensuring the quality and quantity of market-ready apartments.
- Compliance:
- Assists in adhering to established policies related to the Fair Housing Act.
- Ensures compliance with all company, local, state, and federal safety regulations to promote a healthy and safe work environment.
- Administrative Duties:
- Maintains resident files and accuracy of administrative paperwork.
- Confirms collection and posting of rents and fees.
- Ensures proper documentation of community transactions.
