Summary

As our Assistant Maintenance technician, you are responsible for being a part of our maintenance team to ensure resident satisfaction and provide timely maintenance service.  You will partner with your Lead Maintenance technician to ensure the overall maintenance of the community including planning, coordinating, budgeting, organizing, and maintaining the physical needs of the site as requested.  In the absence of the Lead Maintenance technician, you will perform and direct other maintenance personnel in the repair and maintenance of HVAC systems, electrical/mechanical systems, plumbing, grounds, structural elements, mechanical equipment, and turning of apartments.

Responsibilities of our Assistant Maintenance Technician

• Act as a role-model to our maintenance team and create a positive work environment by partnering with the team in delivering and promoting superior customer experiences and always supporting in the resident retention and maintenance goals of the community.
• Assist with the maintenance and integrity of all physical structures, meet safety standards and ensure a well-maintained living environment for residents, visitors, and our team.
• Perform maintenance in occupied, vacant, common areas, and buildings to include troubleshooting, repair and/or replacement in HVAC, plumbing, electrical, carpentry and other systems.
• Assists the Lead Maintenance Technician when needed in the training, scheduling, development, and management of the performance of your team to ensure the maintenance goals of your community are being met.
• Help to identify and resolve maintenance issues in a timely manner.
• Participate in preventative maintenance to include pool, exterior lighting, filter changes, apartment inspections, grounds maintenance, and any other tasks assigned with the maintenance of the community.
• Respond to resident service requests and make ready requests in a timely manner with a friendly and positive attitude. 
• Schedule turn for vacant apartments; inspect vacant, renovation, and make-ready apartments.  Assist in the turn of units as requested.
• Assist in and perform required maintenance for property and units’ systems.
• Must participate in the weekly maintenance team on-call weekly rotation to handle after hour, emergency, and holiday calls.  This includes during inclement weather.  You will be the backup support for after-hours emergencies when needed.  However, call rotation schedules and backup support will be determined by the size of your team.
• Maintain a clean, orderly, and secure shop.
• Coordinate work with outside vendors and contractors when requested.
• Perform all bi-monthly light checks are performed, recorded and all bulbs and/or fixtures requiring repair/replacement are performed.
• Adhere to the maintenance and safety policies and procedures and ensure your team remains in compliance.  Immediately report safety violations and potential liabilities to the Property Manager.

• Maintain accurate recordkeeping of all maintenance forms by established deadlines which includes but is not limited to time sheets, overtime logs, inspection logs, maintenance requests, pool logs, etc.
• Provide additional support to your team, the company and its other teams and communities as reasonably requested.

Qualifications

• Must be eligible to work in the U.S.
• Must have a valid Driver’s License.
• Must be able to troubleshoot, repair and/or replace HVAC equipment and have a valid EPA Certification.
• Must have your own tools.
• Must have reliable transportation.
• Minimum of 2+ years’ experience in the multifamily Assistant Maintenance position.
• Flexibility to work on an on-call basis, including holidays, weekends and nights (with an on-call bonus pay opportunity)
• Bi-lingual is a plus.

Physical Demands

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of the job.  While performing the duties of this job, the employee will need to travel from floor to floor, climb stairs, and will be required to travel between buildings in varying outdoor weather conditions.  The employee may also be required to remain in a stationary position(s) 10% of the time; regularly using hands to operate tools, equipment, machinery and regularly required to walk, talk, and hear.  Must be able to travel within 20 miles of the community.  Travel may vary in frequency and duration.

In addition, you must be able to perform the physical functions of the position, which may include, but are not limited to the below:

• Flexibility to work nights, weekends, and/or holidays when required.  And, as needed during inclement weather.
• While performing the responsibilities of this position, you will need to travel from floor to floor, climb stairs and ladders, and be outside between buildings and grounds and exposed to varying outdoor weather conditions as work is in an outdoor environment.
• You will be required to stand, bend, walk, sit, kneel, stoop, push, pull, carry, maintain your balance, use hands and fingers to use tools and controls, and reach.
• Must be able to decipher depth perception, distance, and close vision.
• Must be able to push, pull, lift, carry, or maneuver weights of up to 100 pounds or 150 with additional support or with the use of other equipment.

Must have a reliable vehicle to perform various management tasks, property errands, commute to our BRM HQ as needed, and any other job-related travel.  Must have proof of current liability insurance for the vehicle using as transportation.
