Job Description
Responsibilities
- This position is responsible for providing the leadership, direction and resources to effectively manage physical plant functions, construction, daily departmental operations and special projects in support of Citywalk, CityWalk O&O and Parking Operations. Stay current with job and industry knowledge and continually develops skills to achieve higher levels of excellence and contribution.
- Manage and standardize the operations and activities of the Maintenance department Hilltop-wide by allocating and coordinating labor and non-labor resources to ensure maximum efficiency.
- Responsible for overseeing the day to day maintenance of physical plant assets, equipment, utilities, grounds, and, testing of emergency systems.
- Responsible for managing approximately (14) fourteen union hourly technicians, (1) Tech Services Supervisor of the CityWalk Technical Services Department.
- Provides positive and strong leadership, coaching, and mentoring for employees as well as monitor performance and results.
- Oversee the Maximo Work Order Process by ensuring work orders are being assigned, completed, and closed out.
- Ensures all Preventive Maintenance and Compliance items are scheduled, completed, and documented.
- Ensures that collective bargaining agreements are upheld by partnering with HR and Labor Relations to maintain positive union relationships.
- Works closely with internal clients to identify and correct operational issues quickly.
- Assists with developing and executing the Annual Operating and Capital Plans for the department.
- Assists with the pre-qualification and evaluation of potential construction and service vendors. Works with the general contractors, vendors for site/construction sequence and logistics with general contractors, vendors and USH project team with regards to access, insurance, etc. required to gain access to the site.
- Assist with reviewing design documents for construction, completeness, corrections, and coordination and compile a list of comments. Reviews the existing facility status to evaluate what potential issues used to be addressed by the design documents.
- Prepares all documentation required for site access, lay down and other logistics for the contractors and vendors. Assists in the presentation of all required construction management processes including but not limited to: RFP’s, RFI’s, Shop Drawings, Directives, Submittals, Punch Lists, Short Form Agreements and other documents as required.
- Support USH project team for progress payment and related walk-through and inspections. Manages and coordinates staging area inventories for arrival and dispatch. Supervises facility and progress in accordance with the master schedule.
- Assists with overall punch list and close out process for the facility. Reviews all final submittals from the contractor for all close out documentation including, but not limited to shop drawings, submittals, as-builts, warranties, lien waivers, etc.
This position is required to be performed full-time from an NBCUniversal-designated worksite. QualificationsQualifications/Requirements
- Minimum of 5 years of demonstrated experience in facilities/plant management. Construction/project management experience.
- Ability to work mornings and/or evenings, weekends, holidays, and overtime when necessary.
Desired Characteristics
- Working knowledge of Facility Life/Safety Systems and equipment (Fire alarms-fire sprinkler systems)
- Working knowledge of facilities equipment, systems, quality control and troubleshooting within the area of responsibility (Electrical, HVAC, Water Treatment, Plumbing, Painting, Landscape, Maintenance, General Construction, Paving/Roadways, A/V systems, Commercial Kitchen Equipment)
- P+L experience, command of budgeting and costs controls
- A strong passion for delivering the highest quality guest service
- Ability to achieve results through the flawless execution of strategies and objectives
- Ability to communicate effectively with vendors and employees and all levels of management
- Strong organizational, planning, delegation, mentoring and coaching skills
- Ability to manage multiple tasks effectively, solve problems quickly, and utilize sound judgment.
- Working knowledge of Microsoft Office, Microsoft Project, Maintenance Management Software
- Experience in a Union work environment preferred
