Key Responsibilities:
- Assist the Maintenance Supervisor in overseeing the day-to-day operations of the maintenance team, ensuring tasks are completed efficiently and to a high standard.
- Perform hands-on maintenance duties including plumbing, electrical, HVAC, appliance repair, and apartment make readies as needed.
- Coordinate and prioritize work orders, preventative maintenance, and apartment turnovers to ensure units are move-in ready.
- Inspect the property regularly to identify and resolve maintenance issues, ensuring the community’s appearance is maintained to the highest standards.
- Assist in managing the maintenance budget, including inventory control, ordering supplies, and cost-effective purchasing.
- Provide training, support, and guidance to maintenance staff to improve skill sets and foster a positive team environment.
- Ensure compliance with all safety regulations, building codes, and company policies, and maintain accurate maintenance records.
- Respond to after-hours emergency calls on a rotating basis and resolve issues promptly.
- Foster positive relationships with residents by providing excellent customer service and promptly addressing maintenance concerns.
