DOES THIS SOUND LIKE YOU?
- High School diploma or equivalent
- Minimum 2 to 3 years of previous experience in property management maintenance, other building maintenance, or related trade is preferred
- Current driver's license and automobile insurance
- Ability to read, write, understand, and communicate in English
- Ability to use a personal computer and working knowledge of Microsoft Word and Excel, as well as other computer tracking systems used at the property
- Ability to use standard maintenance equipment
As an Assistant Maintenance Supervisor, you play a crucial role in assisting the supervisor with overseeing the on-site maintenance staff. You lead the way in diagnosing and repairing problems in various areas such as HVAC, electrical, plumbing, pool, carpentry, drywalling, exterior structural, and appliances. Additionally, you're responsible for scheduling, monitoring, and performing preventative maintenance and apartment turns. In this position, you have the opportunity to showcase your organizational skills by purchasing maintenance supplies within the planned budget. You conduct thorough inspections before and after move-ins and move-outs, as well as after apartment turns, ensuring compliance with our high Company Standards. Promptly responding to work order requests from residents and effectively delegating work orders to the maintenance staff is also part of your daily responsibilities. Regular property inspections are necessary to maintain cleanliness and identify potential issues. You're responsible for obtaining bids from outside contractors and ensuring their work is completed to the highest standards. Accurately preparing and submitting property invoices, along with assisting in vendor selection and maintaining quality relations, is crucial to the success of the maintenance function on the property. With a strong commitment to customer service, you ensure excellent service is provided to prospective and current tenants. Participating in Company-provided training sessions, such as fair housing, safety, non-discrimination, and harassment prevention, further enhances your skills and knowledge in the field. It's important to note that this position requires compliance with Company National Standards, applicable health and safety rules and regulations, as well as local, state, and federal laws. You're also responsible for responding to on-call duty when scheduled and ensuring daily inspections of pool and fitness areas for safety.
