Position Summary/ Objective:
The Assistant Maintenance Manager position is responsible for performing highly diversified duties including, but not limited to assisting in the administration and operations of the Maintenance, Grounds and Security Departments, compliance regulations and development of Technicians as directed by the Maintenance Manager in accordance with GPR standards.
Primary Essential Functions:
Recruitment / Training / Other
- Assist with all associate related matters such as recruitment, performance management, training, career planning and disciplinary actions.
- Training, motivating, inspecting and managing a skilled workforce.
- Supervise, mentor and provide technical expertise and direct supervision/guidance as necessary to technicians on operations, service standards, procedures, equipment and work schedules.
- Assist Maintenance Manager in making the Weekly Schedules for the Maintenance, Grounds and Security associates according to staffing guidelines and resort occupancy.
- Manage all departmental requests for vacation, time off and change of shifts according to staffing guidelines and resort occupancy.
- Reviews and corrects departments' weekly time clock reports.
- Manage and enforce guidelines regarding health and safety company policies and procedures.
- Work with resort’s Maintenance Manager and Safety Coordinator to manage the resort's Safety Program and providing thorough documentation in accordance with Grand Pacific Resorts specifications.
- Remain knowledgeable of emergency procedures, documents and reports if applicable.
- Exemplify the proper appearance of uniform and nametag usage.
- Assist with any additional tasks or special projects as assigned by the Maintenance Manager and General Manager.
Operations
- Knowledgeable of the resort property layout, various room floor plans, and any proposed modifications.
- Collaborates with Maintenance Manager to address facility concerns and executes a plan for resolution strategy.
- Works with Maintenance Manager to supervise daily activities of Maintenance, Grounds and Security departments
- Ensure timely and effective operations, organization and activities of department line staff, and perform other duties as assigned by management.
- Direct maintenance team on operations, service standards, procedures, equipment, and work schedules.
- Oversee, execute and ensure continuous improvement of initiatives regarding the overall the entire AOAO Common Areas of the Hanalei Bay Resort, AOAO Unit Common Areas and the VOA Unit Preventative Maintenance Program and other compliance and regulatory guidelines.
- Communicate with various departments to identify proactive and reactive approaches to facility concerns and executes a plan to resolve.
- Monitor key performance indicators to improve equipment inventory, quality audits, productivity and other target objectives.
- Ensure budget compliance, maintaining inventory, cost controls, purchasing parts and supplies, and overseeing reserve-study improvements and special projects.
- Communicate professionally with owners, guests, associates, contractors and vendors.
- Assist management with budget preparation and planning for reserve/capital expense projects.
- Remain knowledgeable of resort services and facilities, daily activities, VIP owners & guests in house, and special requests.
Owner/Guest Communication-Relations

- Oversee delivery on Gold Crown level service.
Qualifications
Education, Skills & Experience:
The ideal candidate must be detail oriented, thorough, and professional. Consistently provides exemplary customer service to both guests, owners, supervisors and associates.
- A degree or an equivalent combination of education and experience.
- Five (5) years minimum experience in hotel/condominium/timeshare industry engineering, building maintenance or a related field with emphasis on supervisor/management of a minimum of (5) five employees with exposure to advanced Maintenance and Grounds procedures
- Have a proven track record of implementing preventative maintenance and raising guest satisfaction.
- Ability to multi-task with a sense of urgency without compromising quality.
- Possess a high energy level and be comfortable performing multifaceted projects in conjunction with normal activities.
- Professional communication skills, with owners, guests, supervisors and associates.
- Well-organized, advocate team support, able to get along with diverse personalities, and be tactful, mature, and flexible.
- Have hired, trained, coached, and developed an outstanding Maintenance, Grounds and Security staff.
- Proficient in reading, writing, math, and computer skills, exposure to budgeting and accounting desired.
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals.
- Ability to write and route reports or correspondence.
- Ability to speak effectively before groups of customers or Team Members.
- Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals.
- Ability to compute rate, ratio and percent.
- Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
- Ability to interpret a variety of instructions
- Ability to work well and promote a diverse team environment.
Additional Eligibility Qualifications Required:
- Must be available to work various shifts including weekends and holidays.
- Schedules will vary based on resort needs. Due to the nature of timeshare owner/guest stay patterns, you will be expected to work most weekends in order to maximize guest satisfaction.
- Must possess a valid Hawaii Driver’s License.
- Must be willing to pursue Certified Pool Operator (CPO) certification and OSHA certification if not already obtained.
Physical, Environmental & Other Requirements:
The physical demands described are representative of those that must be met by an associate to successfully perform the essential functions of this job. While performing this job the associate must be able to stand/walk for up to 8 hours. Must be able to sit, stoop, kneel, crouch, & crawl. The associate must regularly lift and/ or move up to 50 pounds, and occasionally lift and/or move up to 75 pounds. Must be tolerant to various conditions of noise level, temperatures, fumes, airborne particles, moving mechanical parts and vibration. Requires frequent eye/hand coordination. Ability to comply with Policies and Procedures, and job description.
